What Is Downtown Daybreak?

Downtown Daybreak transforms the geographic center of the Daybreak community into a walkable, mixed-use urban district — the piece the community has been building toward for 20 years. The development is a 200-acre project by Larry H. Miller Real Estate anchored by a 7,500-seat ballpark that will become the new home of the Salt Lake Bees (Triple-A affiliate of the LA Angels, owned by LHMC). Around the ballpark, the district adds retail, dining, apartments, and owner-occupied residential in a format designed for daily walkability.

Who Should Buy in Downtown Daybreak?

Downtown Daybreak's new residential products target two distinct buyer profiles. The Holmes Homes Tempo Condominiums ($355K–$420K, 1,092–1,329 sq ft) serve entry-level buyers, first-time buyers, and investors who want proximity to the ballpark and future retail at the lowest Daybreak price point. The Sego Homes Sky Terrace Townhomes ($454K–$597K, 1,449–2,491 sq ft) serve move-up buyers and SLC/Silicon Slopes professionals who want walkable urban living with more space. Both product types are new construction with builder warranty and modern specifications.

When does Downtown Daybreak open?
Downtown Daybreak is opening in phases through 2025–2026. The 7,500-seat Salt Lake Bees ballpark is the anchor. New residential (Sego Homes Sky Terrace, Holmes Homes Tempo, Destination Homes) will be available for purchase in Summer/Fall 2026. A 2026 groundbreaking is planned for retail, apartment buildings, district parking, and the Larry H. & Gail Miller Arts Center. As of mid-2026, the community is mid-rollout.
Is Downtown Daybreak walkable?
Yes — Downtown Daybreak is specifically designed as a walkable, bikeable urban core for the broader Daybreak community. Residents within Downtown Daybreak will be able to walk to the ballpark, future retail, dining, and the Arts Center from their homes. The Daybreak trail network also connects Downtown to all other neighborhoods in the community.
