The list-to-sale price ratio — the actual closed sale price expressed as a percentage of the final list price — is the most precise measure of negotiating power in luxury real estate. Unlike days-on-market or price reductions, which measure time and price trajectory, the list-to-sale ratio measures the final outcome: what percentage of the asking price the seller actually received, and what percentage off the buyer actually negotiated. This Index maps the ratio by market at the $1M+ tier and documents what it means for offer strategy.
