A 200 sq ft house on wheels meets neither. Available paths: personal loans (8–20%), RV loans if RVIA-certified, or USDA rural programs for income-qualified buyers. Built as a permanent ADU, tiny houses may qualify for ADU financing.

Zoning: The Bigger Barrier

Many municipalities restrict tiny houses on wheels in residential zones and enforce minimum square footage requirements. States like Oregon, California, and Maine have more permissive legislation; others remain highly restrictive. Research city and county zoning before buying land or a structure. A tiny house that cannot be legally placed or occupied is not a viable purchase.

A tiny house makes financial sense as: a permanent ADU on land you own (rental income or family housing), in rural or agricultural zones with permissive size rules, or as a mobile lifestyle.
