Buying or Selling in the Town of Windermere
Downtown Windermere homes range from cottages built before 1970 to new lakefront homes. Old against new, lakefront against off-lake: in the Town core, picking the right group of sales is most of the pricing work. Our guide to moving to Windermere explains how the Town differs from the rest of the 34786 area.
The Historic Core in Numbers
- Homes: 494 on the Town's original plats and a few small plats, all inside the Town.
- Built: 1913 to 2025; 171 homes before 1970 and 44 since 2015.
- Lots: median 0.38 acres.
- Lakefront: 113 homes on Lake Butler, 32 on Lake Bessie and 28 on Lake Down.
- Streets between the lakes: 321 homes, median $663,680.
What Changes From Street to Street
Lake Butler and Lake Down are Butler Chain lakes; Lake Bessie isn't among those the Orange County Water Atlas lists. Lot sizes, build years and frontage vary block by block, and rebuilt homes sit next to originals. Our agents compare a home only with sales that share its water, lot and era, and we confirm the Town's permitting rules for any work you plan. Nearby, Aladar on Lake Butler and Chaine du Lac are lakefront enclaves inside the Town.
The Town Core's Tax Rate and Flood Map
Every home on the original plats pays the Town's combined 2025 millage of 15.4839, the lowest of the Windermere-address tax districts. For the middle half of these homes, that puts a buyer's property tax before exemptions at roughly $9,500 to $22,500 a year. On the county's FEMA layer, 149 of the 161 lakefront lots on the original plats touch a special flood hazard area, and none of the inland lots do. School assignment follows the address; check Find My School.
For Owners in the Town
If you're selling an older home on a good lot, some buyers will see a renovation and others a rebuild. We price from both kinds of sales and help you decide how to present the home. Our guide to new homes in Windermere shows what rebuilds have looked like across the area.

The Own Luxury Homes® Perspective
A Town of Windermere address doesn't require lake-level money.
The Town is known for its lakefront, and 113 homes in its historic core front Lake Butler at a median 2026 county value of $1,931,310. But most of the core, 321 homes, is off the water, and those homes carry a median of $663,680, about a third of the Lake Butler figure.
If you want to live in the Town of Windermere, the streets between the lakes are where your budget goes furthest. Compare off-lake Town homes with each other, by lot, age and updates, and don't let the lakefront medians set your expectations.

Figures: homes with a Windermere site address outside the Horizon West planning boundary, from Orange County parcel data; values are county just values on the 2026 tax roll, not sale prices; medians. Tax estimates multiply each home's 2026 county just value by the 2025 final millage for its tax district, before exemptions and non-ad valorem assessments, and are rounded. Flood counts are homes with at least 1% of the lot in a FEMA special flood hazard area (zones A, AE or AH) on the county's FEMA layer.
