Buying or Selling in Chaine du Lac
Chaine du Lac homes for sale combine Town of Windermere addresses with acre lots, a rare pairing. Lakefront and interior homes here are separate comparisons, for buyers and sellers alike. Aladar on Lake Butler and Metcalf Park, each about a mile and a half away, are lakefront enclaves on the same lake.
Chaine du Lac's 33 Homes
Homes were built from 1992 to 2023, with a median living area of 5,941 square feet. Every one is inside the Town, according to county records. Half the lots are between 1.02 and 1.55 acres. Thirty-one have pools and 22 carry a homestead exemption.
- On Lake Butler: 12 homes built 1992 to 2014, median lot 1.77 acres, median $2,929,420.
- Interior, built before 2015: 14 homes, median $1,613,490.
- Interior, built since 2015: 7 homes on acre lots.
The Interior Lots: Older Home or Newer One
Seven of the 21 interior homes have been built since 2015, all on acre lots, and they carry a median county value about $255,000 above the older interior homes. For a buyer, an older interior home can be a way into Chaine du Lac's acre lots at a lower value, with room to update; for an owner of an older home, the newer homes show what buyers may pay for the land with a current house on it. Our agents compare the two groups side by side, with lot size, living area and condition, before you set a price or an offer.
Checks on the Water and in the Town
For lakefront homes, we ask for the survey and dock permits and compare frontage with recent Lake Butler sales. For any planned work, we confirm the Town's permitting rules first.
Chaine du Lac's Costs on and off the Lake
Inside the Town, Chaine du Lac pays 15.4839 mills for 2025, which puts a new owner's property tax before exemptions at roughly $25,000 to $45,000 a year for the middle half of homes. Only the 12 Lake Butler lots touch a FEMA special flood hazard area; the interior acre lots don't. Check school assignment by address in Find My School.
Pricing a Chaine du Lac Home
With 33 homes, sales are few: county records show eight homes with a most recent recorded sale from 2022 through 2026. We price from those first, by lakefront, older interior or newer interior, then from comparable Town and Lake Butler enclaves, and explain each adjustment.

The Own Luxury Homes® Perspective
In Chaine du Lac, interior homes hold value like lakefront elsewhere.
Chaine du Lac's 21 interior homes carry a median 2026 county value of $1,750,430, above the $1,512,350 median for homes on Windermere's lakes outside the Butler Chain. Acre lots inside the Town, with newer homes on several of them, carry that value without frontage.
Don't assume a Chaine du Lac interior home is a bargain because it isn't on the water. Compare it with other large Town lots and recent interior sales here, and if you own one, expect buyers to weigh it against lakefront homes elsewhere.

Tax estimates multiply each home's 2026 county just value by the 2025 final millage for its tax district, before exemptions and non-ad valorem assessments, and are rounded. Flood counts are homes with at least 1% of the lot in a FEMA special flood hazard area (zones A, AE or AH) on the county's FEMA layer.
