Metcalf Park, Windermere: Every Home on Lake Butler

Every one of Metcalf Park's 50 homes, inside the Town of Windermere, is on Lake Butler, at a 2026 median county value of $2,792,710, and its older homes are the way onto that frontage at a much lower value than the new homes beside them.

Buying or Selling in Metcalf Park

Metcalf Park homes for sale are among the Town's most valuable, because every lot fronts Lake Butler, the largest lake on the Butler Chain. Our agents help buyers compare land, frontage and house, and help sellers price from the few sales that compare. Aladar on Lake Butler and Chaine du Lac are two other Town communities with Lake Butler frontage.

Metcalf Park on the Tax Roll

Nearly all homes, 46, are on the Metcalf Park replat; four are on the original plat. Homes were built from 1948 to 2023, with a median build year of 2003. Houses run large, a median of 5,834 square feet, and county value about $505 per square foot of living area. Pools are at 38 of the 50 homes, and 42 carry a homestead exemption.

  • Lots of 1.5 acres or more: 27 homes, median $3,504,760.
  • Lots under 1.5 acres: 23 homes, median $2,645,900.

Older Home or New Home on the Same Water

The 14 homes built before 1990 average about 3,600 square feet at the median; the 10 built since 2015, about 6,400. Their values per square foot are almost the same, $512 and $521, which tells you the frontage and land carry much of the price either way. For a buyer, an older Metcalf Park home is the lower-cost route onto this stretch of Lake Butler, with the option to renovate or rebuild; our agents help you price both paths with the Town's permitting steps and the county's dock rules in view.

Carrying a Metcalf Park Home

Every Metcalf Park lot touches a FEMA special flood hazard area on the county's map, and on 27 of the 50 the zone reaches the middle of the lot, so flood insurance belongs in the budget conversation early. Taxes are at the Town's 2025 millage of 15.4839: roughly $34,000 to $60,000 a year before exemptions for the middle half of homes. Long-held homesteads mean many current bills are far lower. The district's Find My School tool gives school assignments.

Selling a Metcalf Park Home

County records show only three homes with a most recent recorded sale from 2022 through 2026, so evidence is thin. We price your home from those sales and from comparable Lake Butler frontage in the Town, adjust for lot, house size and age, and prepare the survey and dock records buyers will ask for first.

The Own Luxury Homes® Perspective

In Metcalf Park, an older house is the price of entry to Lake Butler, not a discount on it.

Metcalf Park's pre-1990 homes carry a median 2026 county value of $1,896,845; its homes built since 2015, $3,304,485. But per square foot of living area the two groups are nearly identical, $512 and $521, because the Lake Butler frontage and land underneath both are doing most of the work.

An older Metcalf Park home costs less because it's smaller, not because its lakefront is worth less. If you're buying one, budget for the house you'll eventually want on that lot; if you're selling one, price the frontage and land first, then the house.
