Moving to Windermere, FL: What to Know Before You Choose a Home

Moving to Windermere means first deciding which Windermere you mean: the historic Town on Lake Butler, the unincorporated lake and estate areas around it, or the newer Horizon West communities that share the 34786 address, because taxes, wastewater and home types differ among them.

Choosing Where to Live in Windermere

Living in Windermere, FL can mean very different things depending on where you buy. People moving to Windermere usually arrive with a picture of lakes, oak-lined streets and large lots, and parts of the area match it. Other parts are master-planned communities built in the last 20 years. Our agents start by asking what you want day to day: a lake, a large lot, a newer home, a short drive to work, then point you to the communities that fit. Our side-by-side neighborhood comparison is a good first stop.

Three Kinds of Windermere Address

  • The Town of Windermere. The incorporated town, with its own government and permitting. Its 2025-26 adopted millage was 3.7425 mills. See our guide to the Town of Windermere.
  • Unincorporated Windermere. Communities around the Butler Chain and west toward Lake Sawyer, governed by Orange County. Most of the area's lakefront and estate lots are here.
  • Horizon West. An Orange County planning area of newer villages; many homes use Windermere addresses. Its median county value for Windermere-address homes is $471,630, against $983,220 elsewhere in Windermere.

The Costs Newcomers Ask About

Property taxes

Your bill depends on the levies where the home sits and on its just value after you buy, since Florida resets a home's assessment after a sale. Total 2025 millage runs about 15.5 mills in the Town and about 16.1 to 17.0 mills elsewhere, so a new owner's bill before exemptions is roughly 1.5% to 1.7% of county just value. Our buying guide walks through the estimate.

Water and wastewater

Much of Windermere outside the Town core relies on septic systems, which changes what you inspect and maintain. See the perspective below.

Schools

Windermere is served by Orange County Public Schools. Attendance zones change, so check any address with the district's Find My School tool before you commit.

Living on or Near the Lakes

The Butler Chain of Lakes, 13 connected lakes with more than 5,000 acres of water, is the reason many people choose Windermere. Only some homes have frontage, and not every lake is on the chain. If water access matters to you, it's the first filter to apply.

The Own Luxury Homes® Perspective

In Windermere, ask whether a home is on septic before you ask about the kitchen.

Buyers relocating from cities often assume every house is on a public sewer. In Windermere outside Horizon West, the state's Florida Water Management Inventory lists 4,901 of 6,623 homes, about three in four, as known or likely septic. Most of that inventory reflects 2016 data, and "likely" is the inventory's estimate, so confirm the system for each address.

A septic system changes what you inspect, what you maintain and what you can add, such as a pool or a guest suite. Ask for service records, plan a septic inspection, and confirm the setup before your inspection period ends.

Moving to Windermere: Questions

Is Windermere a town or a ZIP code?

Both. The Town of Windermere is an incorporated town, and 34786 is the ZIP code used by the Town and a much larger surrounding area, including much of Horizon West. Only 1,221 of the Windermere-address homes outside Horizon West are inside the Town.

Which school district serves Windermere?

Orange County Public Schools. Attendance zones change, so check each address with the district's Find My School tool rather than relying on a listing.

Are Windermere homes on septic or sewer?

Many are on septic. The state's inventory lists about three in four Windermere-address homes outside Horizon West as known or likely septic, mostly from 2016 data, so confirm the system for the specific home.

Is Horizon West part of Windermere?

Many Horizon West homes use Windermere addresses, but it's a separate Orange County planning area with newer communities and lower median values. We cover it as its own market.
