“The extreme heat conversation matters most for buyers choosing between Phoenix/Scottsdale and Florida. Scottsdale’s January is extraordinary. Its July is a survival situation. Florida’s July is hot and humid but it’s never 113°F — the thermometer doesn’t go past about 95, the afternoon thunderstorms cool things off, and the beaches are swimmable year-round. For year-round full-time residents, Florida’s summer is more livable than Arizona’s. For winter-only residents who leave in May and return in October, Arizona wins on winter quality. The heat index determines which buyer profile fits each market.”
