A mold inspection is not included in a standard home inspection. It is a specialized evaluation performed by a certified mold inspector. Here is what it costs, what it includes, and when to hire one.
What a Mold Inspection Includes
A professional mold inspection has two components: a visual inspection and, ideally, air quality testing. Visual inspection ($200–$500): the inspector examines all accessible areas of the home for visible mold, water staining, moisture damage, and conditions conducive to mold growth: high humidity, poor ventilation, evidence of past flooding or leaks. They check areas where mold commonly hides: under sinks, in crawl spaces, in attics, around HVAC units, in basements, and behind washing machines. Air quality testing ($100–$300 per sample): spore trap samples are collected from inside the home (typically living areas and any areas of concern) and from outside (outdoor baseline for comparison). Lab analysis of the samples provides spore counts by mold species for each location. Results: typically 24–72 hours from a certified lab. Interpreting results: indoor mold levels should be similar to or lower than outdoor levels. Significantly elevated indoor counts, particularly of specific species like Stachybotrys or Chaetomium (associated with water damage), indicate a problem that may not be visible.
When to Hire a Mold Inspector
Standard purchase inspection: if the home inspector notes a musty odor, visible mold, evidence of water damage, or elevated moisture readings, order a mold inspection before removing contingencies. Pre-offer, older homes: for any home built before 1990 with a crawl space or basement, particularly in humid climates, a pre-offer mold inspection is worth ordering independently. After flooding or known water damage: any home that experienced flooding, even if it was "dried out" by the seller, warrants a mold inspection. Mold begins growing in 48–72 hours of water exposure; professional drying reduces but doesn't eliminate risk. Musty smell during showing: don't ignore this. A musty smell is mold's signature. Some sellers use air fresheners or baking strategies during showings to mask it. An air quality test will identify elevated spore counts even when the source isn't visible.
Mold Inspector Certifications to Look For
Look for inspectors with: • CMRS (Certified Mold Remediation Supervisor) — remediators • CMC (Certified Microbial Consultant) — ACAC certification, recognized standard • CIEC (Council-certified Indoor Environment Consultant) — higher credential Important: the mold inspector who assesses the problem should not be the same company that performs the remediation. This creates a conflict of interest (financial incentive to find mold that needs remediation). Use separate companies for inspection and remediation.
