The Research: NBER Study on Property Value Impact
A 2008 National Bureau of Economic Research study by Linden and Rockoff is the most cited research on this topic. Using detailed Mecklenburg County (Charlotte, NC) data, they found: • Homes within 0.1 miles (about 528 feet) of a registered sex offender sold for approximately 4% less on average than comparable homes just outside that radius • The effect was concentrated in the immediate vicinity: beyond 0.3 miles, no statistically significant price effect was found • The discount appeared quickly after offenders moved into the neighborhood and was not a pre-existing characteristic Subsequent studies in other markets have found similar results, with some variation: discounts ranging from 2–5% within the immediate radius, declining to essentially zero by 0.3–0.5 miles. The effect is real but highly localized. A property 0.4 miles from a registered sex offender shows no measurable value impact in the available research.
How to Research the Registry for Any Address
National Sex Offender Public Website (nsopw.gov): the federal database aggregating all state registries. Enter any address for a proximity search. Note: the federal database is slightly less current than individual state registries because it depends on state updates. State sex offender registry: search your state name + "sex offender registry." State registries are typically updated more frequently than the federal database and should be checked as the primary source. Search radius recommendation: search within 0.5 miles for completeness, though the measurable value impact is concentrated within 0.1–0.3 miles. Timing consideration: sex offender registry status changes. An offender can move after your search. The registry reflects a point-in-time snapshot.
