02 — The Insurance Coverage Gap Most Buyers Miss
Every Florida homeowners insurance policy is required by law to include coverage for catastrophic ground cover collapse — but this coverage requires four specific conditions to be met simultaneously: (1) abrupt collapse of the ground cover; (2) a depression in the ground cover clearly visible to the naked eye; (3) structural damage to the covered building, including the foundation; and (4) the insured structure must be condemned and ordered to be vacated by a government agency.
Most sinkhole damage does not meet all four criteria. Gradual settling, cracking walls, floors that slope out of level, doors that no longer close — this is typical sinkhole damage that does NOT trigger catastrophic ground cover collapse coverage.
Sinkhole coverage is a separate, optional endorsement that covers the broader category of sinkhole activity. In Sinkhole Alley counties, this endorsement costs $200–$800+/year in addition to the standard homeowners premium. Many buyers in Sinkhole Alley purchase without this endorsement and discover, when cracking appears, that their standard policy does not respond.
