Buying or Selling in Estancia at Windermere

Estancia at Windermere homes for sale offer recent construction inside the Town without building from scratch. Finishes, lots and remaining warranties are what we compare for buyers; for sellers, how the home stands against other new options. Our Town of Windermere guide covers the historic core.

Estancia's 50 Homes

Every home was built within five years, from 2016 to 2020, with a median build year of 2019. Lots run from about 0.34 to 0.41 acres for the middle half. Living areas range more widely, from about 3,500 to 4,700 square feet. On the 2026 tax roll, the median county value is $1,362,900, with half the homes between $1,257,638 and $1,526,072. Forty-five have pools and 41 carry a homestead exemption. Estancia is the largest single group of new homes in the Town.

Estancia, a Town Rebuild or Casabella

Buyers who want a new home with a Windermere address often weigh three options:

  • Estancia: median $1,362,900 for about 4,100 square feet, or $336 of county value per square foot of living area.
  • Custom homes built since 2015 on the Town's historic plats: 44 homes, median $1,604,160 for about 4,200 square feet, or $413 per square foot, on larger and more varied lots.
  • Casabella: outside the Town, larger homes on half-acre lots, at $380 per square foot.

Our agents lay out the trade-offs for your list: land, individuality, Town or county permitting and what recent resales show, so the choice rests on what each option actually gives you.

Checks on a Recently Built Home

We confirm remaining builder warranties and what transfers to a buyer, any improvements added since construction and their permits, and the association documents. Because the homes are close in age, finishes and lot position do much of the pricing work.

Estancia's Tax Rate and Flood Map

As a Town community, Estancia pays the 2025 millage of 15.4839, so a buyer's property tax before exemptions runs roughly $19,500 to $23,500 a year for the middle half of homes. Though none of its lots is lakefront, 14 touch a FEMA special flood hazard area on the county's map, and on 5 the zone reaches the middle of the lot; check the flood map for the specific house before you insure it. The Own Luxury Homes® Perspective

Inside the Town, Estancia offers new construction for less per square foot than a custom rebuild.

The 44 custom homes built since 2015 on the Town's historic plats carry a median 2026 county value of $413 per square foot of living area. Estancia's 50 homes, built in the same era and about the same size, sit at $336 per square foot.

For a buyer who wants a new home in the Town of Windermere, Estancia trades some land and individuality for a noticeably lower value per square foot. Compare both on what you'd actually use, the lot, the design, the location, before deciding which is worth more to you.
