Casabella is a Windermere enclave of 79 homes built from 2014 to 2020 on half-acre lots, with a 2026 median county value of $2,427,210, and because few homes have resold since they were built, pricing rests on a small set of sales.

Buying or Selling in Casabella
Casabella, Windermere homes for sale are large, recently built and closely matched, which makes the details count: lot size, finishes, outdoor living and any post-construction improvements. Our agents help buyers compare homes on those details, and help sellers document them for the appraiser. Our guide to new homes in Windermere covers buying new versus resale.
Casabella's Two Phases
- Homes: 79, in two phases of 39 and 40.

Details That Separate Casabella Homes
- Phase and lot, since Phase 2 homes are newer and on larger lots.
- Improvements since construction, such as pools, summer kitchens and finished spaces, with permits.
- Remaining builder warranties, if any, and what transfers to a buyer.
- Association documents, reviewed early.
Budgeting for a Casabella Home
Casabella's homes are newer, but the tax reset still applies. Multiplying 2026 county just values by the 2025 millage of 16.3894 gives roughly $35,000 to $42,500 a year for the middle half of homes, before exemptions. None of the 79 lots touches a FEMA special flood hazard area on the county's map, and county records list no community development district. Selling Your Casabella Home
Casabella's small resale record means your price may depend on one or two community sales and a few from comparable newer enclaves such as Bellaria and Bella Vita Estates. We document your home's improvements before listing, show you the adjustments we'd make and plan for an appraisal that will look for the same evidence.

The Own Luxury Homes® Perspective
Few Casabella homes have resold, so each sale carries a lot of weight.
Casabella's 79 homes were built from 2014 to 2020, and county records show only 12 with a most recent recorded sale in 2024 or later. In a community this new and this small, one or two sales can set the expectations of every buyer and appraiser who follows.
Price a Casabella home from the community's own resales first, and treat nearby communities only as supporting evidence. Buyers should ask how each comparable sale was adjusted; sellers should document every improvement before listing, so the appraiser sees what the sales alone don't show.
