The blind trust is the gold standard for UHNW buyer anonymity: (1) The structure: a trustee — a law firm, trust company, or institutional trustee — holds title as trustee of a named trust. The deed reads: “[Trustee Name] as Trustee of the [Trust Name] dated [Date].” The beneficiary (the buyer) appears nowhere in the public record. (2) The trust name: a generic, date-based name: “The [Date] Irrevocable Trust.” No personal connection. No geographic connection. A researcher who finds the trust name cannot connect it to the buyer. (3) The trustee selection: institutional trustee (bank trust department, trust company): holds trusts for many clients, no personal connection to the buyer visible. Law firm trustee: fiduciary relationship, professional confidentiality. Personal acquaintance as trustee: creates a discoverable personal connection. (4) The trust agreement: the trust agreement — naming the beneficiary — is a private document. It is not filed publicly. It is held by the trustee and the estate attorney. Its existence is what protects the beneficiary’s anonymity.

LLC Privacy: State by State

Not all states are equal for LLC ownership privacy: (1) Florida: LLC member information is not required on public filings. The articles of organization list the registered agent only. Member list is a private internal document. Strong for UHNW buyer anonymity. (2) Delaware: Delaware LLCs do not require member names on public filings. Highly private. The highest privacy requires multiple layers: (1) LLC owned by trust: a Delaware or Wyoming LLC holds the property. The LLC is owned by a blind trust. The deed: LLC name. The LLC public record: registered agent, no members listed. The LLC ownership: the trust. The trust beneficiary: the buyer. A motivated researcher can find the LLC. They cannot find who owns the LLC or who benefits from the trust. (2) The offshore dimension: some international UHNW buyers use foreign entities (Cayman, BVI, Isle of Man) as the property-holding vehicle in the US. This adds jurisdictional complexity to any ownership search. FIRPTA (Foreign Investment in Real Property Tax Act) compliance is required.
