Provo median home price increase in 2024 — among the fastest appreciating large Utah cities

Utah County is the most concentrated LDS community in the world outside Church headquarters. It is also one of the fastest-growing counties in the United States, with a tech economy (Silicon Slopes) overlaid on a deeply LDS culture that creates a unique real estate dynamic: Bay Area and Los Angeles equity arriving in a market that was already tight from internal demand. The result is a market that feels expensive by Utah standards and extraordinary value by California standards simultaneously.

The Temple Landscape

Utah County now has three operating LDS temples: (1) Orem Utah Temple — dedicated January 21, 2024. Located south of I-15’s University Parkway exit. Serves central Utah County. (2) Lindon Utah Temple — dedicated May 3, 2025. Located in Lindon between Orem and American Fork. (3) Mount Timpanogos Utah Temple — American Fork — operating since 1996. One of the most recognizable and photographed temples. In addition: the Provo Utah Rock Canyon Temple is under renovation. The existing Provo City Center Temple continues operating. Temple density in Utah County is among the highest in the world, reflecting the extraordinary concentration of active LDS members.

Silicon Slopes: The Tech Overlay

Lehi, Lindon, and the I-15 corridor have become the heart of Utah’s technology economy. Adobe, Qualtrics, Domo, Goldman Sachs Technology, and dozens of other companies have significant operations in the area. The result for real estate: a buyer pool that combines LDS family culture with tech industry salaries. Dual-income households earning $200,000+ competing for family homes in markets that were priced for $80,000-$120,000 household incomes 10 years ago. The median home price in Lehi has risen dramatically. The LDS community character remains strong — the new arrivals are often LDS themselves, attracted by both the career opportunity and the community.

Ryan Brown, Principal Broker & CEO Own Luxury Homes®

“Utah County is where the LDS buyer who wants maximum community density and maximum LDS infrastructure comes. The wards are full. The temples are close. The seminary program is excellent. The tradeoff is price — California equity has arrived and it has repriced this market. The buyer who comes from California still finds extraordinary value compared to what they left. The buyer who grew up in Utah and is buying their first home finds a market that has moved significantly above their expectations.”
