Growing

Washington County is one of the fastest-growing counties in the United States

St. George is the destination that LDS retirees from Utah, Idaho, and Nevada have chosen for generations. The combination of mild winters, abundant sunshine, red rock landscape, and a deeply established LDS community makes it the most popular LDS retirement market in the country. It is no longer cheap — $564,500 median in 2024 puts it among the more expensive Utah markets — but relative to Phoenix, Scottsdale, or California retirement markets, it delivers extraordinary value.

The Red Cliffs Utah Temple

The Red Cliffs Utah Temple was dedicated March 24, 2024, by Elder Henry B. Eyring of the First Presidency. At 96,277 square feet and 230 feet tall, it is one of the most visible temple structures in southern Utah. The dedication came after years during which Washington County members drove to the St. George Utah Temple (the oldest continuously operating temple, originally dedicated 1877). The Red Cliffs Temple’s addition significantly reduces temple drive times for the growing population in the northern and eastern areas of Washington County. For real estate: the Red Cliffs Temple’s dedication validated the community growth in Washington County that had been evident for years in the real estate data.

The LDS Retirement Market in St. George

St. George attracts two types of LDS retirees: (1) Full-time retirees who sell their Salt Lake or Utah Valley home and make St. George their permanent address. Often couples whose children are grown, who want warm winters and active retirement. (2) Snowbirds who maintain a Utah Valley or Salt Lake home and spend winters (November through March) in St. George. The snowbird market creates significant seasonal rental demand and strong demand for homes that work as second residences. For full-time retirees: temple proximity matters more than ever. Active LDS retirees often attend the temple 2-3 times per week. The two operating St. George area temples make this one of the most temple-accessible retirement markets in the country.
