What Makes Manalapan Different

(1) Ocean-to-Intracoastal estates: Manalapan’s defining feature is its barrier island geography. Many estates span the full width of the island — Atlantic Ocean frontage on the east, Intracoastal Waterway frontage on the west. 150 feet of ocean frontage and 150 feet of Intracoastal on a 1.5-2 acre property is physically impossible in most US luxury markets. In Manalapan, it is the defining category. (2) The private tunnels: South Ocean Boulevard bisects the barrier island. Many Manalapan estates have private tunnels or bridges beneath the road connecting the oceanfront structure to the Intracoastal dock. Residents move between their beach and their boat without crossing a public road. (3) Population of 400: Manalapan is a municipality of approximately 400 residents. It has its own police force and its own zoning standards that have maintained the enclave’s low density.
