The Deed Restrictions — What They Actually Cover and How They Are Enforced.  Celebration’s architectural standards are administered by the Celebration Residential Owners Association, which employs a compliance team that conducts periodic property reviews. The restrictions that most commonly affect owners: exterior paint must be from the CROA-approved palette (violators receive a notice and 30-day correction window before fines begin); landscaping must meet community standards for maintenance, which are higher than typical Florida neighborhood expectations; holiday decorations may remain up no longer than defined periods; and short-term rentals of less than 30 days are prohibited by the founding covenants. Violations result in fines that escalate with non-compliance.
