The Standard 12-Point Integrity Audit

Every OLH specialist introduction applies the 12-Point Integrity Audit: licence standing and disciplinary history in all relevant states; E&O insurance coverage and claims history; documented transaction volume at the target price point in the last 36 months; verified off-market transaction history; established lender relationships relevant to the buyer's profile; the OLH Wire Fraud Verification Protocol™; Fair Housing compliance record; professional association memberships and certifications; client reference verification at comparable price points; time-in-market at the specific submarket; and overall performance metrics from independently verified sources.

The Five Crypto-Specific Dimensions

(1) Documented digital asset real estate transaction history: the specialist must provide a list of closed transactions where the buyer funded the purchase through crypto — either via liquidation to fiat or through a crypto-secured mortgage product. OLH verifies this from closing records and lender references, not from the specialist's description. (2) AML source-of-funds documentation experience: the specialist must demonstrate knowledge of the specific documentation required by title companies for crypto-funded purchases — exchange statements, acquisition records, KYC certification, and wallet-to-escrow chain. Experience is verified by asking the specialist to describe the documentation package they assembled for a prior transaction and confirming with the title company. (3) Crypto lender coordination track record: the specialist must have worked with at least one crypto mortgage lender (Milo, RealOpen, Better+Coinbase, Ledn, or equivalent) and can provide a lender reference who confirms the coordination. (4) Title company network with crypto AML capability: the specialist must have relationships with title companies in the target market that have successfully processed crypto-funded closings without delay or deal collapse. (5) Luxury market performance: 5% Performance Audit™ verifying transaction outcomes at the buyer's specific price tier.

Why Self-Reported Experience Is Insufficient

Crypto real estate is new enough that most agents who have done one transaction describe it identically to agents who have done twenty. The transaction mechanics are simple to describe — 'I coordinated with Milo on a Bitcoin-backed mortgage and briefed the title company on the source-of-funds documentation' — but the actual competency gap between one transaction and twenty is enormous. An agent who has done one crypto closing may not know: which title companies in the target market have crypto AML protocols, how to negotiate closing date flexibility with a crypto lender, how to handle a margin call scenario during the escrow period, or how to advise a buyer whose documentation package has gaps. How does OLH verify a specialist's crypto transaction history?

OLH requests a list of closed transactions involving crypto buyers, including the closing date, approximate purchase price, funding mechanism, and lender or title company involved. OLH then contacts the lender or title company directly to confirm the specialist's role in the transaction. MLS transaction records are cross-referenced for the closing date and price. Client references are contacted independently. This process takes longer than a conversation — and that additional time is exactly what produces a reliable verification rather than an accepted claim.

Can a crypto-experienced lender recommend a real estate specialist?

Lender referrals are a starting point, not a verification. A lender who has done one transaction with a specialist knows that specialist once — not how they perform across the range of crypto buyer situations. OLH uses lender relationships as one input in the verification process, alongside transaction records, title company references, and client feedback.

What if no specialist in my target market has crypto experience?

If no specialist in the target market has documented crypto transaction experience, OLH identifies the best available option with a clear description of the experience gap and works with the buyer to structure the transaction with additional support — a national title company with crypto AML capability, direct coordination with the crypto lender on documentation, and a pre-closing review of the source-of-funds package before the specialist's first contact with the title company.

Does having a CDRE or other real estate certification guarantee crypto experience?

No. The Certified Divorce Real Estate Expert (CDRE) and similar designations certify training in specific transaction types. No current widely-recognised designation specifically certifies crypto real estate transaction experience — the space is too new for a structured curriculum to have produced meaningfully experienced practitioners. OLH verifies actual transaction experience rather than training credentials.
