Why can{R}t ChatGPT find me current homes for sale?
ChatGPT and most general AI tools are trained on a snapshot of the internet from months ago and have no connection to live real estate databases. When you ask ChatGPT to find current homes for sale, it does one of two things: it either tells you it cannot access live listing data, or it pattern-matches what real estate listings look like and generates plausible-seeming but entirely fabricated results with invented addresses, prices, and details. This is called hallucination — the AI produces confident, realistic-sounding output that is not real. The core problem is structural: MLS data is governed by the National Association of Realtors and accessed through licensed data feeds (IDX, VOW, or RESO Web API) that require broker membership and signed agreements. No AI company has the legal access to feed live MLS data into ChatGPT, Perplexity, or similar tools. The exceptions are portals with their own licensed data feeds: Zillow, Redfin, and Realtor.com have live MLS access and their AI tools (Zillow AI Mode, Redfin AI, Realtor.com AI) search real current listings. But general AI tools do not.
Which AI tools actually have live listing data and which do not?
AI tools WITH live listing data: Zillow AI Mode (launched March 2026) searches Zillow’s live listing database. Redfin AI/ChatGPT plugin (launched February 2026) searches Redfin’s live MLS feed. Realtor.com AI (launched October 2025) searches Realtor.com’s listing database. These tools can find current listings because they are connected to licensed MLS data feeds. AI tools WITHOUT live listing data: ChatGPT base model, Claude, Perplexity, Google Gemini, Meta AI — all of these have no live MLS connection and will hallucinate listings if asked about specific current properties. The distinction matters enormously: a buyer who asks ChatGPT “find me a 4-bedroom home in Scottsdale under $2M” may receive a list of fabricated addresses. A buyer who asks Zillow AI Mode the same question receives real current listings.
What is MCP and can it give AI tools real MLS access?
MCP (Model Context Protocol) is an open standard from Anthropic that allows AI models like Claude and ChatGPT to connect to live external systems in real time. In real estate, MCP theoretically allows an AI to query real MLS databases instead of guessing. However, there is a critical legal constraint: MLS data requires broker membership and signed data licensing agreements. A broker can build an MCP server connected to their licensed MLS feed and allow their AI tools to query it, but this requires a licensed broker as the underlying access holder. Consumer-facing AI tools cannot independently obtain MLS access — it must flow through a licensed broker. The practical implication for buyers: if an agent is offering AI-powered listing search through their own system, ask specifically whether it is connected to a live MLS feed through a licensed data agreement. If yes, the results are real. If it is a general AI tool without that connection, the results may be fabricated.
How do I tell if an AI-generated listing is real or hallucinated?
Five tests for whether an AI-described listing is real: (1) Search the address directly on Zillow, Redfin, or Realtor.com. If the listing does not appear on any portal with live MLS access, it is likely fabricated. (2) Check the address on Google Maps. If the address does not exist or shows a different type of property than described, the AI hallucinated it. (3) Search the county assessor’s website for the address. Every real property has a county record. If the property does not appear, the address is fabricated. (4) Call the listing agent whose name appears in the AI-generated result. If no such agent exists or does not have the listing, the result is hallucinated. (5) Ask the AI directly: “Do you have live MLS access for this search?” A well-designed AI tool will acknowledge when it does not have live data. One that continues to confidently provide listings without acknowledging the limitation is hallucinating.
