Buying or Selling in Sawyer Sound
Sawyer Sound homes for sale in Windermere are new-construction luxury homes on smaller lots, a contrast with Sawyer Shores, whose older homes on nearby Lake Sawyer are valued far lower. Lake Cypress Cove is about a quarter mile away.
Sawyer Sound's 19 Homes
County records show homes built from 2017 to 2025, half from 2018 to 2020. Median living area is 4,543 square feet on median lots of 0.55 acres, and county value runs about $493 per square foot of living area. Eighteen have pools, and 11 carry a homestead exemption. The community is in the Census-designated place of Horizon West but outside the county's Horizon West planning boundary.
- On Little Lake Sawyer: 7 homes built 2017 to 2019 on lots of about three-quarters of an acre, assessed roughly 40% above the interior.
- Interior lots: 12 homes built 2018 to 2025, median lot 0.49 acres.
Paying for the House First
Little Lake Sawyer, about 59 acres on county maps, isn't a Butler Chain lake. Elsewhere on its shore, the other Windermere-address lakefront homes are mostly older. In Sawyer Sound, even the interior homes are assessed at more than twice their level, because the houses are new and large. For buyers, that means the price here rests mostly on construction quality, finishes and the lot's usable space, which our agents compare with other new luxury homes, adding Little Lake Sawyer sales only for the seven lakefront lots.
Buying a Nearly New Home
We ask for the builder's warranty status, permits and certificates of occupancy, and read the association documents with you early.
What Sawyer Sound Costs to Own
Eleven of the 19 homes carry a homestead exemption, so some current bills already sit below a buyer's. At 16.3894 mills for 2025, a new owner's property tax before exemptions runs roughly $30,500 to $42,500 a year for the middle half of homes. Eight lots touch a FEMA special flood hazard area, seven of them on Little Lake Sawyer. Schools are listed in Find My School.
What Sawyer Sound Resales Tell Sellers
Ten of the 19 homes show a most recent recorded sale after their build year, a real resale record for a community this new, and seven sold from 2024 through 2026. We price from those resales, matched on size and lake or interior, and show buyers the comparison.

The Own Luxury Homes® Perspective
In Sawyer Sound, new construction is worth more than lake frontage.
Sawyer Sound's 12 off-lake homes, built 2018 to 2025, carry a 2026 median county value of $1,914,910, more than twice the level of the older homes elsewhere on Little Lake Sawyer. Its own lakefront homes are assessed roughly 40% higher again.
In Sawyer Sound, the age and size of the house drive value more than the water does. Compare any home here with new luxury construction first, and treat Little Lake Sawyer frontage as an addition to that price, not its basis.
