Lake Cypress Cove, Windermere: The Phase Decides the Frontage
Of the 20 Lake Cypress Cove homes on Marleon Drive in Windermere, built in three phases, only the five on the original plat front Lake Estes; the 15 homes in Phases 2 and 3, mostly built since 2012, sit off the water.

Buying or Selling in Lake Cypress Cove
Lake Cypress Cove homes for sale mix a few large lakefront estates with newer homes behind them. It shares Marleon Drive with Lake Davis Reserve, Sawyer Sound is about a quarter mile away, and Waterstone also fronts Lake Estes.
Three Phases
- Lake Cypress Cove (original plat): 5 homes, built 1997 to 2024, about 6,300 square feet at the median, on lots of about 1.7 acres, all on Lake Estes.
- Phase 2: 11 homes, 2012 to 2022 builds on lots of about 0.62 acres, roughly 3,920 square feet, median $1,004,740.
- Phase 3: 4 homes, 2015 to 2022 builds, roughly 4,650 square feet, assessed between the other two groups.
All 20 homes have pools and 16 carry a homestead exemption; 13 were built since 2015.
Reading the Phase Name
In most Windermere communities a buyer has to check maps to know which homes touch the water. Here, the plat tells you: every Lake Estes home is on the original plat, and none of the 15 in Phases 2 and 3 touches the lake. Lake Estes, about 68 acres on county maps, isn't one of the Water Atlas's Butler Chain lakes. Our agents compare original-plat homes with Lake Estes sales, such as those in Waterstone, and Phase 2 and 3 homes with newer off-lake homes nearby, never across that line.
Newer Construction
Most Phase 2 and 3 homes are 2012 to 2022 builds. We ask for roof and system dates and any warranties, and read the association documents with you.
Lake Cypress Cove on the Flood Map
Only the five Lake Estes lots touch a FEMA special flood hazard area; the Phase 2 and 3 lots don't. Property taxes, at 16.3894 mills for 2025, would run roughly $16,000 to $35,000 a year before exemptions for the middle half of homes. School assignment: check Find My School.
Selling a Lake Cypress Cove Home
County records show six homes with a most recent recorded sale from 2022 through 2026. We price from sales in your own phase first, adjusted for size, and for a lakefront home add Lake Estes sales from neighboring plats.

The Own Luxury Homes® Perspective
In Lake Cypress Cove, the phase on the plat tells you whether a home is lakefront.
All five of Lake Cypress Cove's Lake Estes homes are on the original plat, and they're assessed at well over twice Phase 2's homes. None of the 15 homes in Phases 2 and 3 touches the lake.
In Lake Cypress Cove, the phase is the first fact to check, because it divides lakefront from interior. A Phase 2 or 3 home should be priced against newer off-lake homes, never against the original plat's lakefront sales.

Tax estimates multiply each home's 2026 county just value by the 2025 final millage for its tax district, before exemptions and non-ad valorem assessments, and are rounded. Flood counts are homes with at least 1% of the lot in a FEMA special flood hazard area (zones A, AE or AH) on the county's FEMA layer.
