Buying or Selling on Lake Roper
Along Lake Roper Court and Lake Butler Boulevard, Lake Roper homes for sale are 2000s pool homes on large lots around a 50-acre lake. Waterford Pointe, under a mile away, and Crescent Lake Estates are useful comparisons for land and frontage.
Two Plats on One Lake
- Windermere Pointe at Lake Roper: 12 homes built 2001 to 2007, about 4,040 square feet, median lot 1.56 acres, median $1,267,680; 5 on the lake.
- Lake Roper Pointe: 7 homes built 1999 to 2008, about 4,200 square feet, median lot 1.08 acres, assessed about a quarter below Windermere Pointe; 3 on the lake.
All 19 homes have pools and 15 carry a homestead exemption. Lake Roper is about 50 acres on county maps and isn't one of the Water Atlas's Butler Chain lakes.
Land Before Frontage
On Lake Roper, frontage matters less than you might expect: the lakefront homes are assessed only about 30% above the 11 others, whose median is $1,017,920. Between the two plats, the houses are close in size, so the extra half-acre in Windermere Pointe explains much of its higher value. A Lake Roper home gets compared on lot size first, then frontage, then the house, and we check the survey for usable land and any dock permits.
Homes From the 2000s
Most homes are about 20 years old. We ask for roof, air-conditioning and pool equipment dates and line up inspections and insurance quotes early.
Lake Roper's Flood Zones and Taxes
Flood mapping reaches past the shoreline: 16 of the 19 lots touch a FEMA special flood hazard area, including all 8 lakefront lots, and on 7 the zone reaches the middle of the lot. At 16.0858 mills for 2025, a buyer's property tax before exemptions runs roughly $15,500 to $22,000 a year for the middle half of homes. For schools, check Find My School.
Selling on Lake Roper
County records show five homes with a most recent recorded sale from 2022 through 2026, all in Windermere Pointe; Lake Roper Pointe has none in that period. For a Lake Roper Pointe home, we widen the evidence to acre-lot sales nearby and explain how lot size adjusts them.

The Own Luxury Homes® Perspective
On Lake Roper, an extra half acre explains more of the value gap than the lake does.
Windermere Pointe at Lake Roper and Lake Roper Pointe have houses of about the same age and size, yet Lake Roper Pointe is assessed about a quarter below Windermere Pointe's $1,267,680 median on the 2026 roll. Their median lots, 1.56 and 1.08 acres, differ by about half an acre. Lake Roper frontage, by comparison, adds only about 30%.
On Lake Roper, compare lot size first. A buyer can get the lake on a smaller Lake Roper Pointe lot for less; a seller in Windermere Pointe should show the land that sets the price.

Flood counts are homes with at least 1% of the lot in a FEMA special flood hazard area (zones A, AE or AH) on the county's FEMA layer.
