Buying or Selling in Crescent Lake Estates

Crescent Lake Estates covers three small plats, Crescent Lake Estates, Crescent Lake Estates East and Crescent Pointe, around Lake Crescent. Homes for sale here offer land on or near the water at values below the Butler Chain. Butler Bay, about half a mile away, shares the lake.

Three Plats Around Lake Crescent

  • Crescent Lake Estates: 21 homes built from 1975, median build year 1980, median lot 1.88 acres, median $945,130; 10 on the lake.
  • Crescent Lake Estates East: 14 homes built 1990 to 2000 on acre lots, median $846,785; 5 on the lake.
  • Crescent Pointe: 6 homes built 1993 to 1997, the lowest-valued of the three plats.

Across all 41 homes, the median county value is $775,770, at about $240 per square foot of living area; 36 carry a homestead exemption and 30 have pools. The 26 homes off the water sit on acre lots at a median of $667,830.

More Land on the Same Lake, Less Value

Lake Crescent, often searched as Crescent Lake, Windermere, isn't among the Butler Chain lakes the Orange County Water Atlas lists, so its frontage is about views, privacy and the lake itself rather than chain boating. Within that, Crescent Lake Estates' lakefront homes have nearly four times the land of Butler Bay's but lower county values, because the houses are older, a median build year of 1983, and smaller, about 3,200 square feet. Our agents compare a lakefront home here with sales on Lake Crescent first, adjusting for house age and size, and check whether a large lot can be improved or divided under county rules before you assume it can.

Inspecting Older Lakefront Homes

For homes from the late 1970s and 1980s, we help you plan inspections for roofs, systems and septic, ask for any dock permits, and review the survey for lot lines to the water.

Lake Crescent Lots and the Flood Map

Fifteen of the 16 lots touching a FEMA special flood hazard area are on Lake Crescent, and on 11 the zone reaches the middle of the lot. With the 2025 millage of 16.3894, a buyer's property tax before exemptions runs roughly $10,500 to $17,000 a year for the middle half of homes. Schools are assigned through Find My School.

What Crescent Lake Estates Homes Are Worth

Sales are few: county records show three homes with a most recent recorded sale from 2022 through 2026. With so few, Butler Bay's Lake Crescent sales become part of the evidence, adjusted and explained, along with acre-lot sales nearby for off-lake homes.

The Own Luxury Homes® Perspective

On Lake Crescent, a bigger lot doesn't mean a bigger value; the house does.

Crescent Lake Estates' 15 lakefront homes sit on median lots of 3.86 acres with a 2026 median county value of $1,163,200. Butler Bay's 55 homes on the same lake have lots of about an acre and a median of $1,393,010. The difference is the houses: older and smaller in Crescent Lake Estates.

On Lake Crescent, land beyond the first acre adds less to value than a newer, larger house does. If you want acreage on the water, this is where it costs least; if you're selling, price from house size and age first, then the land.

Tax estimates multiply each home's 2026 county just value by the 2025 final millage for its tax district, before exemptions and non-ad valorem assessments, and are rounded. Flood counts are homes with at least 1% of the lot in a FEMA special flood hazard area (zones A, AE or AH) on the county's FEMA layer.
