Buying or Selling in Lake Butler Estates
Lake Butler Estates homes for sale give buyers an acre inside the Town of Windermere at a value well below the Town's lakefront. Most homes date from the mid-1980s, so updates separate one from the next. See our Town of Windermere guide and Butler Ridge, another acre-lot community from the same era.
The Lots and the Houses
County records show 60 homes built from 1982 to 2024; half were built between 1984 and 1988, and 46 date from before 1990. Lots are uniform, with half between 1.00 and 1.08 acres. Living areas vary more, from about 2,600 to 4,300 square feet for the middle half, and the median county value is $271 per square foot of living area. Pools are at 52 of the 60 homes, 42 carry a homestead exemption, and five homes have been built since 2015.
An Acre in the Town, Without the Lake
The Town's best-known homes face Lake Butler, and in the historic core those lakefront homes carry a median county value of $1,931,310. Lake Butler Estates offers the Town address and a full acre at well under half that. For buyers who want room for a pool, a workshop or simply space, that's the appeal. For anyone expecting a lake view from the name, it's the catch. Our agents confirm on county maps that a home has no frontage before you compare it with lakefront sales, and check Town permitting rules for any addition you have in mind.
Renovating a Mid-1980s Home
Most houses here are about 40 years old. We help you compare an original home plus the cost of updating it with recent sales of updated homes, and line up inspections and contractor estimates before your offer is final.
Lake Butler Estates on the Tax Roll
Town homes here pay the 2025 millage of 15.4839. A buyer's property tax before exemptions comes to roughly $11,000 to $17,000 a year for the middle half of homes, and no lot reaches a FEMA special flood hazard area, consistent with having no frontage. Listing a Lake Butler Estates Home
County records show 10 homes with a most recent recorded sale from 2022 through 2026. Those sales, matched to your living area and updates, set the range, and we present the lot as the asset it is, with a survey and any permits ready.

The Own Luxury Homes® Perspective
In the Town of Windermere, an extra half acre is worth far less than a lake view.
Lake Butler Estates homes sit on acre lots inside the Town, almost three times the size of a typical historic-core lot, yet their 2026 median county value, $799,720, is only modestly above the $663,680 median for the core's off-lake homes, and well under half the core's Lake Butler median of $1,931,310.
Inside the Town, land adds value slowly and water adds it fast. If you want space more than a view, Lake Butler Estates gives you an acre at a fraction of lakefront values; if you're selling, price from other acre-lot sales, not from the lake.
