Kelso on Lake Butler: Three Lakes, Very Different Values

Kelso on Lake Butler is a Windermere community of 64 homes, including the small West Lake Butler Estates plat, where 58 homes touch Lake Butler, Lake Estes or Lake William Davis, and which lake a home fronts matters more to its county value than how much land it has.

Buying or Selling in Kelso on Lake Butler

Kelso homes for sale, mostly on Kelso Boulevard and West Lake Butler Road, range from 1970s and 1980s lakefront homes to houses built in the last few years. Almost every home is on the water, which makes the choice of lake the first decision. About half a mile away, Waterstone has homes on both Lake Butler and Lake Estes, and Lake Cypress Cove sits on Lake Estes.

Kelso's Homes, Lake by Lake

  • Lake Butler: 26 homes, median lot 0.97 acres, median living area 5,540 square feet.
  • Lake Estes: 24 homes, median lot 2.46 acres, 3,490 square feet.
  • Lake William Davis: 8 homes on lots of about 2.5 acres, assessed between the Lake Estes and Lake Butler groups.
  • Away from the lakes: 6 homes on acre lots, at well under half the lakefront levels.

Thirty-seven of the 64 homes were built before 1990, and eight have been built since 2015. West Lake Butler Estates, four homes built 1997 to 2023, sits alongside and is counted here.

Choosing Between Lake Butler and Lake Estes

Lake Butler is the largest lake on the Butler Chain; Lake Estes and Lake William Davis aren't among the chain lakes the Orange County Water Atlas lists. That difference shows in the numbers: Kelso's Lake Butler homes are valued about $570,000 higher at the median on lots less than half the size. A buyer who wants to boat the chain from home is choosing among the 26 Lake Butler lots; a buyer who wants land and privacy on the water can get far more of it on Lake Estes for less. Our agents confirm the lake, the frontage and the dock permits for each home before you compare prices.

Older Homes on Valuable Water

With most homes built in the 1970s and 1980s, many sales here are partly land sales. We help buyers line up inspections and, where a rebuild is likely, estimates and the permitting steps for the county and the shoreline, before an offer is final.

Flood Zones on Kelso's Three Lakes

With 58 of 64 homes on the water, flood mapping touches most of Kelso: every lakefront lot has some part in a FEMA special flood hazard area, and on 27 the zone reaches the middle of the lot. Taxes at the 2025 millage of 16.3894 run roughly $21,500 to $35,500 a year before exemptions for the middle half of homes. County records list no community development district here, and schools go by address in Find My School.

Pricing a Kelso Home for Sale

County records show 14 homes with a most recent recorded sale from 2024 through 2026, an active record for 64 homes. We price your home from Kelso sales on the same lake first, adjust for lot, house size and age, and gather the dock and survey records buyers ask for.

The Own Luxury Homes® Perspective

In Kelso, Lake Butler frontage on an acre is worth more than Lake Estes frontage on two and a half.

Buyers often assume more lakefront land means more value. In Kelso on Lake Butler, the 26 Lake Butler homes have a median lot of 0.97 acres and a median 2026 county value of $2,118,150; the 24 Lake Estes homes have 2.46-acre lots and a median of $1,549,020.

In Kelso, the lake a home fronts sets its value more than the size of its lot. Decide whether you need chain access before you compare acreage, and price any Kelso home only against sales on the same lake.
