What the County Record Shows
County records show 27 homes built from 2006 to 2025; two-thirds were built from 2006 to 2009, and seven have been built since 2015. The typical home has 4,579 square feet on a 0.81-acre lot. Twenty-six homes have pools and 19 carry a homestead exemption. Lake Clarice itself is small, about 5 acres on county hydrology maps, below the 10-acre threshold we use for lakefront counts, so we confirm on the survey whether a lot actually reaches the water.
- Estates at Lake Clarice: 20 homes, median lot 0.94 acres, median $1,473,285, about $317 per square foot of living area.
- Lake Clarice Plantation: 7 homes on lots of about 0.8 acres, assessed about a quarter below the Estates plat.
Same House Size, Different Value
Because the two plats' houses match in size, the gap comes from somewhere else: lot size, build year, finishes and what each home has had done. The Estates plat also includes six of the seven homes built since 2015. Our agents compare a Lake Clarice home with sales from its own plat first, then explain any cross-plat comparison item by item, so a Plantation buyer isn't paying an Estates price, or a seller leaving money behind.

The Estates at Lake Clarice plat and the Lake Clarice Plantation plat have nearly identical median house sizes, about 4,580 square feet, but the Estates plat is assessed nearly a third higher than the Plantation plat on the 2026 tax roll. Lot size, build year and condition, not square footage, make up the difference.
