Corrosion Zones

Florida coastal properties are categorised by their proximity to saltwater for corrosion risk purposes: (1) Zone 1 (0–250 feet from saltwater): the most aggressive corrosion environment. Direct salt spray deposition on all exterior surfaces. HVAC condensing units without marine-grade coatings fail in 3–5 years. Bare steel corrodes visibly in months. Standard galvanised fasteners corrode through within 5–7 years. Standard exterior paint delaminates within 3–5 years without marine-grade formulation. (2) Zone 2 (250–1,000 feet from saltwater): salt spray deposition is lower but still significant. HVAC life without marine coating: 5–10 years. Standard exterior paint: 4–7 years. Metal component corrosion is active but slower than Zone 1. (3) Zone 3 (1,000–3,000 feet from saltwater): salt-air is detectable but deposition is reduced. Standard residential building materials perform better but still require more frequent maintenance than inland. HVAC life without specific protection: 8–12 years vs 15–20 years inland.

Construction Materials That Survive the Coast

Coastal construction materials by durability: (1) Concrete block (CBS) construction: the most corrosion-resistant exterior wall material for coastal Florida. Properly finished and painted CBS resists salt-air penetration. Wood-frame construction is more vulnerable to both salt-air and moisture intrusion. (2) Impact glass: tempered or laminated impact glass is corrosion-neutral and requires only regular cleaning to maintain performance. Aluminum frames require regular maintenance to prevent oxidation. Stainless steel or PVC-framed impact glass requires less maintenance than aluminum. (3) Roofing materials: metal roofing (standing seam, 5-V crimp) requires stainless steel fasteners and marine-grade coating. Asphalt shingles degrade faster in salt-air than inland. Concrete tile is the most durable coastal roofing material. (4) Mechanical systems: marine-grade HVAC equipment (Bosch Climate 5000, properly coated commercial condensers), stainless steel pool equipment, and marine-grade electrical components (GFCI, weatherproof covers, tinned copper wiring) all significantly outlast standard residential equivalents in coastal environments.

Electrical Systems at the Coast

Salt-air is an electrolytic conductor that accelerates corrosion of electrical connections, panel boxes, and metal hardware. Specific risks: (1) Panel box corrosion: standard residential electrical panels corrode at the busbar connections in salt-air environments, creating resistance heating that is a fire risk. Annual inspection of the panel for corrosion and retightening of connections is essential. (2) Outlet and switch corrosion: the metal contacts inside standard outlets corrode in salt-air environments, creating intermittent connection failures. GFCI outlets require more frequent replacement at coastal properties (every 3–5 years vs 10–15 years inland). (3) Outdoor junction boxes and conduit: PVC conduit is corrosion-immune; metal conduit corrodes and allows water intrusion. Any outdoor electrical should be in PVC or stainless steel conduit. (4) Lighting fixtures: marine-grade exterior fixtures (316 stainless or solid brass) are the appropriate specification for Zone 1 properties. Standard aluminum or zinc fixtures corrode through within 3–5 years.

The Maintenance Regimen

The maintenance regimen for a coastal Zone 1 property: (1) Monthly: rinse all exterior surfaces including HVAC condensing unit fins with fresh water to remove salt deposits. Inspect dock electrical GFCI outlets and shore power connections. (2) Quarterly: coil cleaning on the HVAC condensing unit by a technician using approved coil cleaner to remove salt and biological buildup. Inspect and clean all exterior windows and salt-exposed hardware. (3) Annually: seawall inspection by a marine contractor. Dock inspection including piling probing at the waterline. Electrical panel inspection and connection retightening. Roof fastener inspection (confirmed with a licensed roofer). Anti-fouling paint application on dock pilings below the waterline. (4) Every 3–5 years: exterior paint renewal (full preparation and marine-grade repaint). HVAC condensing unit deep cleaning and re-coating. Dock decking board inspection and replacement of deteriorated sections. These intervals are significantly shorter than comparable inland properties — the buyer who applies inland maintenance schedules to a coastal property pays the difference in emergency repairs.

How do I protect my HVAC from salt air?

Specify marine-grade equipment (or apply marine-grade coil coating to standard equipment at installation). Monthly fresh-water rinsing of the condensing unit fins. Quarterly professional coil cleaning. Placement on the non-water-facing side of the property when possible. Budget for 5–10 year replacement cycles rather than 15–20 year inland cycles.

What exterior paint should I use on a coastal home?

Marine-grade acrylic or elastomeric paint with salt-air resistance. Sherwin-Williams Duration, Benjamin Moore Aura Exterior, and specific marine-grade formulations provide better salt-air resistance than standard residential exterior paints. Proper surface preparation (washing, sanding, and priming) is as important as the paint selection for coastal durability.

Should the dock be aluminum or wood?

Aluminum structural framing is corrosion-immune in saltwater and requires less maintenance than pressure-treated wood. Composite decking (PVC or wood-fibre) above the waterline is rot-immune and low-maintenance. Pressure-treated wood pilings remain the most cost-effective below-waterline piling material but require anti-fouling protection and more frequent inspection than other materials.

Can I use standard electrical fixtures outdoors at a coastal home?

Not recommended in Zone 1 or Zone 2 coastal environments. Standard aluminum, zinc, or painted steel fixtures corrode through within 2–5 years in salt air. Specify marine-grade 316 stainless steel, solid brass, or high-quality powder-coated aluminum fixtures for all outdoor applications.
