100-Acre Great Park
The Great Park at Eastmark is one of the largest community parks in the Phoenix metro — 100 acres of sports fields, multiple pools, splash pads, playgrounds, and event lawn. It operates as Eastmark’s social hub with organized leagues, community events, and year-round programming. No comparable community park exists in any comparable-priced SE Valley master plan.
Eastmarket Retail Center — Sprouts Opening Q4 2026
Construction has begun on Eastmarket at Eastmark, a 45,000-square-foot retail center anchored by Sprouts Farmers Market at Ray and Ellsworth roads in Mesa. Construction is scheduled to complete August 2026, with Sprouts expected to open Q4 2026. This is Eastmark’s most significant commercial addition and closes the gap on walkable grocery access that has been the community’s most-cited limitation.
Loop 202 Widening — Spring 2027
The $200 million Loop 202 (Santan Freeway) widening project is adding two lanes in each direction between Loop 101 and Gilbert Road, and one lane each direction between Gilbert Road and Val Vista Drive. Work began August 2024 and is scheduled for completion spring 2027. This directly reduces drive times from Eastmark to Chandler’s Intel/Microchip employment corridor, Downtown Chandler, and the I-10 interchange.
Eastmark High School — On-Site QCUSD
Eastmark High School (opened July 2019, Grades 7–12, Queen Creek USD) is located within the Eastmark community. An on-site high school is the rarest master-planned community amenity in the Phoenix metro — it means residents walk or bike to their school without ever leaving the master plan. QCUSD is one of the highest-performing school districts in the SE Valley.
Encore at Eastmark — 55+ Active Adult
Encore at Eastmark is the community’s dedicated 55+ active adult section with resort-style clubhouse, fitness center, pool, sports courts, and extensive clubs programming. Homes are priced from the mid-$400s to the high $800s. The Encore brand is D.R. Horton’s premium 55+ line.

Frequently Asked Questions

What builders are active at Eastmark in 2026?
Eastmark is primarily developed by Brookfield Residential with multiple builders active across the community. The 55+ Encore at Eastmark section is a D.R. Horton product. Contact Own Luxury Homes® for current builder availability, model home schedules, and pricing across active Eastmark collections.
Is Eastmark a good investment in the Phoenix SE Valley?
Eastmark has consistently been one of the top-performing master-planned communities in the Phoenix metro. The 2026 addition of Eastmarket retail (Sprouts Q4 2026) and the Loop 202 widening (spring 2027) are two concrete catalysts. The on-site Eastmark High School is a rare amenity that drives premium pricing and strong demand from school-district-focused buyers. Encore at Eastmark adds the active adult demographic. The multi-generational appeal is Eastmark's strongest long-term value driver.
Own Luxury Homes®

Eastmark has something no other SE Valley master plan has at its price point: an on-site high school, a 100-acre Great Park, and a Sprouts opening in Q4 2026. Those three facts alone separate Eastmark from every competitive community in the $400K-$800K Phoenix metro corridor. Own Luxury Homes® covers all Eastmark builders with no additional cost to the buyer.
