A Family Limited Partnership (FLP) or Family Limited Liability Company (FLLC) is a legal entity created to hold family real estate assets. The structure has two classes of ownership: (1) General Partner (GP) interest: the parents or senior generation retain the GP interest, typically 1–2% of the entity. The GP controls all management decisions: property sales, leasing, distributions. (2) Limited Partner (LP) interests: the remaining 98–99% is divided into LP units.
