(2) The Aman brand’s historical premium in the residential market is 50–100%+ above non-branded comparables — the highest sustained premium of any branded residence brand. (3) The brand’s ownership (private equity firm KSL Capital Partners acquired a majority stake in 2014) provides financial stability but also introduces the possibility of strategic direction changes — a buyer consideration for a 10–30 year brand management agreement.

The Crown Building: Irreplaceable Address

The Crown Building’s Beaux-Arts architecture (1921, Warren & Wetmore) and its corner address at 730 Fifth Avenue and 57th Street is the most recognisable block in Manhattan outside the Empire State Building. The landmarked status means the building’s exterior cannot be materially altered — a permanence that contrasts with glass towers where the facade is replaceable. The residential units are above the Aman hotel’s floors, with the higher floors offering the most unobstructed Fifth Avenue and Central Park views available in a landmarked mid-rise building. The practical implications: (1) At any given time, there may be 0–2 units available for sale. The buyer who wants specifically Aman New York may wait 12–36+ months for a suitable unit to become available at a price within their range. (3) The resale market is too thin to produce meaningful price discovery — a handful of transactions cannot establish a statistical premium trend. The Aman premium is best evidenced by the original sale prices relative to the building’s non-Aman comparable (the Crown Building pre-Aman) and by the absence of discounting at resale. (4) The 22-unit count means that a single large transaction (one billionaire selling) can temporarily represent a significant portion of the annual resale supply.

NYC Transfer Taxes and Total Acquisition Cost
