How Own Luxury Homes® Verifies a Luxury Real Estate Agent — The Full Process

Own Luxury Homes® verifies luxury specialists through a two-layer audit: the 12-Point Integrity Audit covers licence, disciplinary history, E&O insurance, Fair Housing, wire fraud protocol, and documented transaction volume at the buyer’s price tier. The 5% Performance Audit™ confirms five outcome metrics from independent records: list-to-sale ratio, DOM, client references, off-market access, and time-in-market. Verification takes 5–10 business days because primary-source confirmation is slower than accepting a claim — and more reliable.

The 12-Point Integrity Audit

The 12-Point Integrity Audit verifies foundational professional standards before any introduction: (1) Active licence standing in all relevant states — confirmed from the state licensing authority, not from the agent's claim. (2) Disciplinary history — any actions, complaints, or sanctions from the licensing board. (3) E&O (Errors and Omissions) insurance — current coverage and any claims history. (4) Fair Housing compliance — no documented violations of federal or state fair housing laws. (5) Wire fraud verification protocol — does the specialist have a documented procedure for preventing wire fraud at closing? (6) Documented transaction volume at the buyer's target price tier in the last 36 months — not total volume, but specifically at the relevant price point. (7) Off-market transaction history — documented off-market deals that don't appear in MLS data. (8) Established lender relationships relevant to the buyer's profile (bank statement lenders for self-employed, crypto lenders for digital asset buyers, physician loan lenders for physicians). (9) Client reference verification at comparable price points. (10) Time-in-market at the specific submarket. (11) Professional association memberships and certifications (NAR, local board, specialty designations). (12) Overall performance metrics from independently verified sources.

The 5% Performance Audit

The 5% Performance Audit™ goes beyond credentials to verify actual transaction outcomes — the metrics that determine whether a specialist delivers results at the buyer's price tier: (1) Median transaction price at or above the buyer's target price tier in the last 36 months — confirmed from MLS records and the specialist's transaction log. This is the most important single metric: a specialist whose median transaction is at $800K is not verified for a $3M buyer regardless of their other credentials. (2) List-to-sale price ratio on comparable transactions — how close to asking price does the specialist's listings sell? For buyer-side transactions, what percentage of asking price does the specialist typically negotiate? (3) Days-on-market relative to market average — does the specialist's listings sell faster or slower than comparable properties in the same market? (4) Client references contacted independently — not selected by the specialist, and including references from both sides of prior transactions when applicable (both buyer and seller references in a divorce listing, for example). (5) Off-market transaction verification and broker network access — confirmed from records that MLS-only platforms and algorithms cannot access.

Why Verification Takes Longer Than a Referral

An Own Luxury Homes® verified introduction takes 5–10 business days from the readiness assessment to the specialist introduction. A personal referral takes 5 minutes. A Zillow Premier Agent appears instantly. The time difference is the verification itself. Contacting the state licensing authority for disciplinary history takes 1–3 business days. Reviewing MLS transaction records and cross-referencing with the specialist's self-reported transaction log takes 2–3 days. Contacting client references independently — not from the agent's curated list — takes 2–5 days. Confirming lender relationships by contacting the lenders directly takes 1–3 days. The total elapsed time is 5–10 business days — which is the time required to confirm from independent primary sources what a personal referral or online portal cannot confirm at all. Every day of the verification process represents something no other agent selection method does.

What Happens When a Specialist Fails the Audit

Not every agent who is considered for an Own Luxury Homes® introduction passes the audit. Common failure reasons: (1) Median transaction price below the buyer's target tier — the specialist has experience, but not at the required price point. (2) Disciplinary action or pending complaint on the licensing record. (3) E&O insurance lapse or significant claims history. (4) Client references that reveal performance issues not visible in transaction data (communication failures, missed deadlines, documentation errors). (5) Self-reported experience that cannot be independently confirmed — claimed divorce transaction experience or crypto transaction experience that verification sources cannot corroborate. When a specialist fails the audit, Own Luxury Homes® identifies an alternative in the target market. If no specialist in the market passes the full audit, Own Luxury Homes® communicates this transparently and identifies the strongest available option with a clear description of any unmet criteria.

“People ask why our verification takes 5–10 business days when Zillow matches you instantly. The answer is that those 5–10 days are the verification itself. Contacting the state licensing board. Reviewing MLS transaction records. Contacting client references we identified — not references the agent selected. Confirming lender relationships by calling the lenders directly. Every day of that process represents something no other agent selection method does. The instant match is instant because it skips all of this.”

FAQ

How long does the Own Luxury Homes® verification process take?

5–10 business days from the initial readiness assessment to the specialist introduction. The elapsed time represents primary-source verification: confirming credentials, reviewing transaction records, contacting client references and lender relationships independently. Faster selection methods (Zillow, floor calls, referrals) skip these verification steps — which is why they are faster, and why they are less reliable.

Can I see the specialist's verification record before the introduction?

Yes. Upon request, Own Luxury Homes® provides a summary of the specialist's verification record — including audit findings across the 12-Point Integrity Audit and the 5% Performance Audit™ dimensions — to the buyer and their attorney before the introduction meeting occurs.

What if no specialist in my market passes the Own Luxury Homes® audit?

If no specialist in the target market meets all audit criteria, Own Luxury Homes® communicates this transparently and identifies the strongest available option with a clear description of any unmet criteria. In some markets, the best available specialist may meet 10 of 12 audit points with specific gaps in one area — this is disclosed so the buyer can make an informed decision.

Does Own Luxury Homes® re-verify specialists over time?

Yes. The 5% Performance Audit™ is based on the most recent 36 months of transaction data. As the specialist's recent performance changes, the audit reflects those changes. A specialist who was verified two years ago is re-evaluated based on current data before a new introduction. Specialists whose performance has declined are not re-introduced.
