What Agent-Matching Platforms Can and Can’t Verify

Agent-matching platforms solve the right problem for most buyers: narrowing 3 million licensed agents to a shortlist of 3–7 in your ZIP code. They do this efficiently. For buyers purchasing in the standard conforming market — a $350K–$700K primary residence with standard W-2 qualification and a conventional mortgage — any experienced local agent with a strong volume record is likely to serve them well. The algorithm optimises correctly for that buyer.

For luxury buyers at $1M–$5M+, the algorithm’s optimisation metrics are necessary but not sufficient. Transaction volume at $500K doesn’t verify expertise at $2M. Speed of sale doesn’t verify knowledge of jumbo underwriting. Days on market doesn’t verify experience with physician mortgage programs, VA escape clauses, DSCR loan qualification, or trust and LLC entity purchasing.
