Buying or Selling in Tuscany Ridge

Buyers who want space indoors without a large yard to maintain often look at homes for sale in Tuscany Ridge, Windermere FL. Size, condition and updates explain most price differences inside the community. Roberts Landing, the nearest of the Lake Olivia enclaves at under half a mile, has lots more than three times larger.

What County Records Show

Tuscany Ridge has 80 homes built from 2002 to 2022, with a median build year of 2006. Lots are unusually uniform: half fall between 0.28 and 0.32 acres. Living areas run from about 3,500 to 4,200 square feet for the middle half of homes. Half the homes sit between $842,555 and $980,938 in 2026 county values. Sixty-eight have pools, 63 carry a homestead exemption, and county maps show none touching a sizable lake. The homes use Windermere addresses but sit in unincorporated Orange County, inside the area the Census Bureau counts as Gotha.

Paying for House, Not Land

Across Windermere, homes on quarter-to-half-acre lots carry a median county value of $888,570 for about 3,300 square feet. Tuscany Ridge's homes are about 700 square feet larger at a similar value. For a buyer, that means more room per dollar and less yard; for a seller, it means buyers will compare your home on price per square foot with larger-lot communities, and the smaller lot is part of the explanation.

Our agents put that comparison in writing: Tuscany Ridge sales against similar-sized homes nearby, adjusted for lot size and age, so you can see what the land difference is worth.

Before You Buy

Roof and system dates matter for homes now around 20 years old. We read the association documents early, including who maintains what, and help you line up inspections and insurance quotes before your inspection period ends.

Costs to Plan for in Tuscany Ridge

Tuscany Ridge is in the 16.0858-mill district, and its lots sit outside FEMA special flood hazard areas on the county's map. For the middle half of homes, a new owner's property tax would be roughly $13,500 to $16,000 a year, before exemptions; 63 of the 80 current owners have a homestead exemption, so many sellers' bills are lower. The Own Luxury Homes® Perspective

Tuscany Ridge trades land for house, and buyers should price it that way.

Tuscany Ridge's median county value per square foot of living area, $234, is about 17% below the $281 median for Windermere homes on lots of a quarter to half an acre. The homes are larger; the lots are smaller and nearly uniform.

In Tuscany Ridge, you're paying for interior space more than land. Compare it with other communities by value per square foot of house, not by lot, and decide whether a smaller yard is a cost or a benefit for you.
