Buying or Selling in Sunset Bay
Sunset Bay homes for sale in Windermere are large estate homes inside Town limits, on a short stretch of Down Point Lane. With 23 homes, sales are rare. Windermere Reserve, about a quarter mile away, and Harbor Isle are the closest comparisons on Lake Down.
Sunset Bay's Homes
County records show 23 homes built from 1989 to 2005, with half built from 1991 to 2000. Median living area is 5,654 square feet, against about 3,530 for all Windermere-address homes outside Horizon West. All are inside the Town; 21 have pools and 20 carry a homestead exemption. Two homes sit on the Sunset Bay replat, with a median of about 7,800 square feet.
- On Lake Down: 12 homes, median lot 2.07 acres, about 5,850 square feet, median $2,820,880.
- Inland lots: 11 homes, median lot 0.87 acres, about 5,000 square feet, median $1,397,440.
Space or Water
For a buyer who wants a large house inside the Town, Sunset Bay's off-lake homes offer that much house at roughly half the value of its lakefront homes, which also bring two-acre lots and frontage on Lake Down, a Butler Chain lake. Our agents help you decide which matters more, then compare lakefront homes with Lake Down sales on similar acreage and off-lake homes with large Town homes, rather than mixing the two.
Large Homes From the 1990s
Houses this size from the 1990s can carry big maintenance items: several air-conditioning systems, large roofs and older pools. We ask for each one's date and line up inspections and insurance quotes before your offer is firm, plus dock permits and the survey on lakefront lots.
Sunset Bay's Lakefront and the Flood Map
All 12 Lake Down lots touch a FEMA special flood hazard area on the county's map, and on each of them the zone reaches the middle of the lot, so get flood quotes before you commit. The inland lots don't touch it. At the Town's 2025 millage of 15.4839, a buyer's property tax before exemptions runs roughly $21,500 to $45,500 a year for the middle half of homes. For schools, the district's Find My School lookup works by address.
What Sunset Bay Homes Are Worth
County records show three homes with a most recent recorded sale from 2022 through 2026, only one since 2024. We price from those and from Lake Down and Town sales matched on house size and lot, and explain each adjustment to you and to buyers.
See our Lake Down guide.

The Own Luxury Homes® Perspective
In Sunset Bay, you can buy the house size of a Lake Down estate without buying the frontage.
Sunset Bay's 11 off-lake homes have a median of about 5,000 square feet, larger than the roughly 4,300-square-foot median for all Windermere-address Lake Down homes outside Horizon West, at a 2026 median county value of $1,397,440, half its lakefront median.
If you want a large home inside the Town and don't need a dock, Sunset Bay's off-lake homes deliver the space for about half the lakefront value. Sellers of those homes should price against large Town homes, not lakefront ones.

Tax estimates multiply each home's 2026 county just value by the 2025 final millage for its tax district, before exemptions and non-ad valorem assessments, and are rounded. Flood counts are homes with at least 1% of the lot in a FEMA special flood hazard area (zones A, AE or AH) on the county's FEMA layer.
