Buying or Selling in Marina Bay Estates
Marina Bay Estates, often searched as Marina Bay, Windermere, sits on Clipper Court, Schooner Way and Whaler Way. Its homes for sale are mostly mid-1980s homes on acre lots inside the Town. The lakefront and off-lake homes are effectively two markets. Our Lake Down guide covers the lake's other plats.
Marina Bay Estates, House by House
County records show 29 homes built from 1966 to 2008, but half were built between 1985 and 1988, and 24 date from before 1990. Lots are a median 1.02 acres. The median house has 3,557 square feet of living area. All 29 homes are inside Town limits, 28 have pools and 23 carry a homestead exemption.
- On Lake Down: 11 homes, median lot 1.78 acres, about 3,700 square feet, median $1,830,570, about $502 of county value per square foot.
- Across the street from the lake: 18 homes on one-acre lots, about 3,400 square feet, median $636,295, about $199 per square foot.
Same Houses, Different Water
The lakefront and off-lake homes here were built in the same years at similar sizes. Lake Down frontage, on the Butler Chain, is what separates them, by more than $1.1 million at the median. For buyers, an off-lake Marina Bay home is a way into an acre inside the Town at a low value; a lakefront one is a chain-frontage purchase first. Our agents confirm frontage on county maps, ask for dock permits and the survey, and compare each home only with sales on its own side of the street.
Mid-1980s Homes
Most houses are about 40 years old, so we help you plan inspections and, for lakefront lots, compare renovating with rebuilding under the Town's permitting rules.
Marina Bay Estates on the Tax Roll and Flood Map
Inside the Town, the 2025 millage is 15.4839, so a buyer's property tax before exemptions ranges widely, roughly $9,500 to $25,000 a year for the middle half of homes, because lakefront and off-lake values differ so much. Eleven of the 12 lots touching a FEMA special flood hazard area are on Lake Down. For school assignment, the address goes into Find My School.
What Marina Bay Owners Should Know Before Listing
Sales are few: four homes show a most recent recorded sale from 2022 through 2026, three of them on the lake. We price lakefront homes from Lake Down sales here and in nearby plats, and off-lake homes from acre-lot sales in the Town.

The Own Luxury Homes® Perspective
In Marina Bay Estates, Lake Down frontage nearly triples the value of the same kind of house.
Marina Bay Estates' lakefront and off-lake homes were built in the same years at similar sizes, yet the 11 Lake Down homes carry a median 2026 county value of $1,830,570 and the 18 off-lake homes $636,295. Per square foot of living area, that's about $502 against $199.
Here, the water is almost the whole price difference. If you want the Town and an acre without chain frontage, the off-lake homes are among the lowest-valued acre lots in the Town; if you're selling on the lake, price from Lake Down frontage, not from the community median.
