Privacy structures vary by state. Consult a real estate attorney before implementing any ownership structure.

A confidential home purchase requires one decision made before the property search begins: what entity will take title? The name on the purchase contract becomes the name on the deed. The deed is public record, indexed by Zillow and county record aggregators within 72 hours. If the entity is formed before the first offer, the buyer’s name never appears in any public record. If it’s formed after, it’s too late.

The Structure Decision: Before the First Offer

Two options for a confidential home purchase: (1) LLC purchase: a new LLC with a neutral name (no personal connection) takes title. In Delaware, Wyoming, or New Mexico, the LLC’s member is not on any public filing. The deed shows the LLC name. (2) Blind trust purchase: a trustee (law firm or trust company) holds title as trustee of a named trust. The buyer’s name never appears in any document. The trust agreement — naming the beneficiary — is a private document, never filed. Blind trust: stronger protection than LLC in most states. Related: LLC privacy by state guide.

What the Confidential Purchase Requires

(1) Entity formed before the purchase contract is signed. (2) Entity bank account established to fund earnest money and closing. (3) A real estate attorney who has structured confidential purchases before. (4) A specialist whose closing process preserves the entity structure. (5) A lender who can finance the purchase in the entity’s name or accept a personal guarantee without creating a public record of the individual’s identity. Related: Anonymous UHNW buyer guide.

"The buyer who says “I’ll figure out the privacy structure after we find the property” has their name in the deed before they move in. The structure has to be first. The property search is second. In this order only."

Frequently Asked Questions

How do I buy a home without my name in public records?

LLC or blind trust established before the purchase contract is signed. Entity (not individual) signs the contract and takes title. In Delaware, Wyoming, or New Mexico, LLC member identity is not public.

Is it legal to buy a home through an LLC?

Yes. LLCs and trusts are standard real estate ownership vehicles. The entity must be properly formed and funded before the offer. Consult a real estate attorney before structuring any entity purchase.

"The introduction Own Luxury Homes® makes is to a specialist with documented closing history in your specific market — not the county, not the metro, the submarket you're actually selling or buying in. That's the standard we verify before your name goes anywhere."
