What Zillow LAS Actually Says
Zillow’s Listing Access Standards, in effect since June 2025 and upheld by federal court in February 2026, prohibit the display of any listing that was publicly marketed to some buyers but not made simultaneously available on an IDX or VOW data feed. In plain language: if your agent posted your home on Instagram, sent it to their buyer list, or listed it as a Compass Private Exclusive before putting it on the MLS, Zillow will not display your listing. Ever. Even after it goes on the MLS.
The Permanent Ban Is Real
Zillow has already banned 48 listings, 90% from Compass agents, under LAS. A property banned from Zillow loses access to the platform that drives the plurality of US residential real estate consumer search traffic. For luxury sellers in markets where international buyers dominate, this is a material risk that must be discussed before any pre-marketing strategy is chosen.
What NAR’s March 2025 Rule Change Did
In March 2025, NAR updated its Clear Cooperation Policy to create a new “delayed marketing exempt listing” category. This allows sellers to instruct their agent to delay public syndication to IDX feeds and consumer portals like Zillow for a period set by the local MLS. The intent was to give sellers more control. The consequence: Zillow immediately announced it would permanently exclude any listing that used the delayed marketing exemption, even after the delay period ended. Sellers who use NAR’s delayed marketing option lose Zillow permanently.

What This Means for Luxury Sellers Specifically
For a $5M seller in Miami or Palm Beach, Zillow’s buyer pool may represent a smaller share of the ultimate buyer than it does for a $500K seller. International buyers, family office buyers, and ultra-high-net-worth individuals often find properties through private networks, referrals, and brokerage relationships rather than Zillow. For those sellers, a private strategy that skips Zillow may genuinely serve them.
