The Miami Dual Agency Problem
Miami’s luxury market has historically had among the highest dual-agency rates in the US. When a brokerage recommends a private exclusive for a Brickell penthouse or a Coral Gables estate, the most common outcome is the listing agent brings a buyer from their own client list and earns both sides of the commission. The Zillow study released May 2026 quantified this precisely: dual-agency sellers collectively lost $1.49 billion from 2023–2025, at an average of more than $2,000 per transaction.
