Permanent
Any listing using MRED PLN or Compass Private Exclusive is permanently banned from Zillow
On May 20, 2026, the Chicago-area real estate market experienced what agents called a “digital earthquake.” MRED — Midwest Real Estate Data, the MLS that handles northern Illinois and processed more than $43 billion in listings in 2025 — suspended its listing feed to Zillow. Within hours, 43,000 Chicagoland properties vanished from the nation’s most-used home search portal. For luxury sellers in Gold Coast, Lincoln Park, and the North Shore, the practical question is immediate: what does this mean for my listing, and what do I need to do differently?

What This Means if You Are Currently Listed
Your Listing Is Back on Zillow — For Now
The federal judge’s May 22 order required MRED to restore the data feed. Zillow-listed Chicago homes are back on Zillow. However, the restoration is tied to the ongoing preliminary injunction, and the broader lawsuit is unresolved. A different court ruling could affect visibility again. Ask your agent whether your listing has a direct feed to Zillow or relies solely on the MRED feed.
If Your Listing Used MRED PLN or Compass Private Exclusive
Any Chicago listing that used MRED’s Private Listing Network or Compass Private Exclusive before MLS entry is permanently banned from Zillow under LAS — a policy upheld by federal court in February 2026. This ban persists even after the MRED feed is restored. Your listing is on Zillow only if it was never pre-marketed through those channels.
What This Means if You Are About to List
The Most Important Decision Before You Sign a Listing Agreement
Your agent may recommend listing as a Compass Private Exclusive or MRED PLN listing before going to the MLS. This may sound exclusive and strategic. What it actually means: your home will never appear on Zillow, permanently, even after MLS entry. In a market where Zillow drives the plurality of buyer traffic, this is a material financial decision, not a marketing preference. Discuss it in those terms before signing.
For Gold Coast, Lincoln Park, and North Shore properties above $3M, the Zillow buyer pool may represent a smaller share of your ultimate buyer than it does for a $400K condo in Evanston. UHNW buyers often find Chicago luxury properties through private networks, brokerage introductions, and relocation channels rather than Zillow. A private approach may genuinely serve you — but only if your agent has verified buyer relationships in that tier, and only if they are not planning to double-end the deal.
The Dual Agency Risk Inside the Chicago Private Market
The MRED—Zillow dispute was fundamentally about who controls the buyer for Compass Private Exclusive listings. When a Compass listing agent recommends a private exclusive and then introduces a Compass buyer, both sides of the transaction flow through one brokerage. This is the dual-agency scenario that Zillow’s May 2026 study documented: sellers in dual-agency transactions collectively lost $1.49 billion from 2023–2025. In Chicago’s compressed luxury market, this dynamic is not rare — it is common.

Five Questions to Ask Your Chicago Listing Agent Right Now
| Question | What a Good Answer Looks Like |
|---|---|
| Will my listing appear on Zillow? | Yes, from day one of MLS entry, with no prior pre-marketing on any consumer channel |
| Are you recommending a Compass Private Exclusive or MRED PLN phase? | Only if it is structured to avoid the Zillow permanent ban and you receive a full written explanation of the trade-off |
| Have you ever double-ended a deal in Chicago luxury? | They should be able to confirm zero or near-zero dual-agency history in this market |
| Do you have a direct Zillow listing feed or do you rely on MRED? | Direct feed is preferable and provides protection from future MRED-Zillow disputes |
| What is your verified buyer network at my price point? | Specific names, categories (corporate relocation, finance, family office), and transaction history in your neighborhood |

“The MRED—Zillow dispute is the clearest illustration we have had in years of what happens when portal politics control your buyer pool. 43,000 Chicago sellers woke up one morning with their homes invisible to the largest consumer real estate portal in the country. Our job is to make sure that never happens to a seller we represent — and that the private strategy, when it makes sense, is recommended for the seller’s benefit, not the agent’s commission.”
