What is a short-term rental investment property?
A residential property (single-family home, condo, townhouse, or small multi-unit) rented to guests for stays typically under 30 days through platforms like Airbnb and VRBO. STRs are investment assets — valued and financed differently from primary residences or long-term rentals, with distinct tax treatment, due diligence requirements, and exit mechanics.
What is the biggest risk when buying a short-term rental?
Buying a property where STR operation is prohibited — by city zoning, HOA CC&Rs, or local licensing law. These are three separate systems that each independently block you. Verifying all three before making an offer is the most important due diligence step in any STR acquisition.
How is an STR valued differently from a regular rental?
Long-term rentals are valued on capitalized net operating income (NOI ÷ cap rate). STRs are often valued on gross revenue multiples (GRM) or trailing 12-month revenue, because nightly rates and seasonal occupancy make stabilized NOI harder to determine. A buyer paying a premium for trailing revenue needs to verify that revenue is sustainable — not a product of a favorable year, inflated pricing, or unsustainable occupancy.
What is the OBBBA and why does it matter for STR buyers in 2026?
The One Big Beautiful Bill Act (signed July 4, 2025) permanently restored 100% first-year bonus depreciation for qualified property acquired after January 19, 2025. For STR buyers, this means the entire depreciable structure value can be deducted in year one through a cost segregation study. The caveat: all depreciation taken is subject to 25% recapture when you sell. Knowing the recapture math before you buy is as important as knowing the depreciation benefit.
