Self-Employed Mortgage Requirements: What You Actually Need

Self-employed borrowers need everything a W-2 borrower needs, plus additional business documentation. Here is the complete requirements list and what each item is for.

Documentation Requirements

Personal tax returns (2 years, complete): all pages and schedules. For a sole proprietor: 1040 with Schedule C. For an S-Corp owner: 1040 with W-2 and K-1. For a partner: 1040 with K-1. The lender calculates income from these. Business tax returns (2 years): if you operate through an S-Corp, partnership, or LLC that files separately: Form 1120S, 1065, or comparable. Required to verify business profitability and calculate the business income component of qualifying income. Year-to-date profit and loss statement: prepared by a CPA (not self-prepared in most cases). Covers the period from January 1 of the current year through the most recent month. Confirms current-year income is tracking consistent with prior years. Business bank statements (2-3 months): for conventional loans, these confirm the business has active cash flow. For bank statement loans, 12-24 months are required. Proof of business existence: business license, business insurance, CPA letter, or Secretary of State registration confirming the business has been operating for 2+ years.

Credit and Financial Requirements

Credit score: conventional programs (Fannie/Freddie): 620 minimum, 680+ preferred for pricing. Bank statement loans: typically 680–720 minimum. The credit score requirements are the same as for W-2 borrowers — self-employment doesn't change the credit score threshold. Down payment: conventional programs allow as little as 3–5% down for self-employed borrowers who meet income documentation requirements. Bank statement loans typically require 10–20%. The higher down payment requirements in alternative programs reflect the higher risk the lender is taking by using non-standard income documentation. Reserves: conventional programs require 2–6 months. Bank statement programs require 6–12 months. Reserves for self-employed borrowers are scrutinized more closely because income variability is higher than for salaried employees. DTI: same thresholds as W-2 borrowers. The challenge for SE borrowers is that the qualifying income used in the DTI calculation may be lower than actual income if tax returns are used.

The 2-Year Requirement and Exceptions

The 2-year self-employment history requirement exists for a specific reason: it demonstrates that the income is stable and sustainable, not a new venture that might not generate ongoing income. The exception: one year of self-employment may be acceptable if: • The borrower has prior employment in the same field (e.g., was a salaried accountant for 3 years, now has a self-employed accounting practice) • The prior W-2 employment income was at a similar or lower level than the self-employment income • The lender can document the transition and income continuity What doesn't work: 6 months of self-employment with no prior field experience, or a recent career change into an unrelated field. These situations require either waiting for the 2-year mark or using a portfolio lender who applies more judgment-based underwriting.

What documents do self-employed borrowers need for a mortgage?

2 years of personal tax returns (1040 with all schedules); 2 years of business tax returns (if filing separately: Form 1120S, 1065, or Schedule C); year-to-date profit and loss statement from a CPA; 2-3 months of business bank statements (or 12-24 months for bank statement loan programs); proof of 2+ years of business existence (business license, CPA letter, or state registration). Additionally: the standard documents all borrowers provide (pay stubs, bank statements, photo ID, social security number for credit pull).

How long do you have to be self-employed to get a mortgage?

2 years is the standard requirement for conventional (Fannie/Freddie) programs. With 1 year of self-employment, approval may be possible if the borrower has prior W-2 employment history in the same field showing a continuity of expertise (e.g., was a salaried engineer, now a self-employed engineering consultant). Bank statement loan programs may accept 1-2 years depending on the lender. Waiting for the 2-year mark significantly expands the available programs and typically improves the qualifying income calculation.
