Should I Sell to an iBuyer? The Decision Framework

The decision whether to sell to an iBuyer or list with a traditional agent reduces to one question: is the convenience worth the cost in net proceeds? For most sellers, the honest answer is no. But "most sellers" is not "all sellers." Here is the framework to figure out which category you are in.

Sell to an iBuyer If...

You have a hard deadline that cannot accommodate 30–60 days. Job starts in 3 weeks, lease ends, closing on another purchase, court-ordered sale date, financial urgency. When waiting costs you more than the iBuyer discount, the iBuyer is the right tool. The home needs significant work you are unwilling or unable to do. Note: Opendoor will still deduct repair costs — but it saves you from having to manage the repairs yourself. If you are selling an estate property from across the country, the logistics of preparing for a traditional listing may make the iBuyer cost worthwhile. Certainty is genuinely worth $30,000–70,000+ to you. If the psychological cost of uncertainty, failed deals, and prolonged selling process has real personal value, that is legitimate. Some sellers will trade significant money for peace of mind.

List With an Agent If...

You have 30+ days. A traditional listing in most active markets takes 30–60 days and produces $25,000–67,000 more in net proceeds on a typical $420K home. If time allows, the math almost always favors a traditional listing. Your home is in reasonable showing condition. If modest prep work (paint, cleaning, minor fixes) can produce a showable home, the cost of that prep is almost always recovered many times over in the higher sale price. You are in a market with active buyer demand. In competitive markets, traditional listings attract multiple offers that drive prices above asking. An iBuyer will never pay above market.

The Step Most Sellers Skip: Getting Both Numbers

The single most common mistake sellers make when considering an iBuyer is accepting the offer without first knowing what their home would realistically sell for on the open market. The fix is simple: get a Comparative Market Analysis (CMA) from a local agent before contacting any iBuyer. This takes 24–48 hours and gives you the comparison number that makes the iBuyer decision rational rather than emotional. Most sellers who get both numbers and compare them side by side choose the traditional listing. The ones who choose the iBuyer after seeing both numbers are the ones for whom the decision genuinely makes sense.

Is it worth getting an iBuyer offer?

Yes — it costs nothing and gives you a real data point. But always get an agent’s CMA first so you have a market-value reference before seeing the iBuyer offer. The comparison between the two numbers tells you everything you need to know about the true cost of the convenience. Most sellers who do this comparison choose the traditional listing. Those who choose the iBuyer after the comparison do so knowing exactly what they are trading.

When should you NOT sell to an iBuyer?

When you have 30+ days, a home in reasonable condition, and an active local buyer market. In these circumstances, independent analyses consistently show traditional listings produce $25,000–70,000+ more in net proceeds than iBuyer sales on comparable homes. The iBuyer model is designed for sellers with genuine urgency, unusual circumstances, or a strong personal preference for certainty over maximum proceeds. It is not a good fit for sellers who simply want to avoid the traditional process without a specific reason.
