Foundation Cracks: Which Are Serious and Which Are Normal
Not all foundation cracks are equal. A hairline vertical crack in poured concrete is a completely different situation from a horizontal crack in a concrete block basement wall. The direction, width, displacement, and location of a crack determine its severity — and therefore its cost and urgency. Here is the complete guide.
Crack Direction: The Most Important Variable
Vertical cracks run up and down the wall. In poured concrete, hairline vertical cracks are extremely common and usually indicate normal concrete curing shrinkage or minor settling. A vertical crack under 1/8 inch wide with no displacement (one side higher or lower than the other) is typically cosmetic. A wide vertical crack or one with displacement needs evaluation. Diagonal cracks run at an angle, often radiating from corners of windows and doors. In poured concrete, diagonal cracks often indicate differential settling — one part of the foundation settling more than another. Corner cracks that are stable and hairline-width are often normal. Wide, growing, or displaced diagonal cracks indicate more serious movement. Horizontal cracks run parallel to the ground across the wall. These are the most serious foundation cracks. Horizontal cracks in basement or crawl space walls indicate lateral pressure from the soil against the outside of the wall — the wall is being pushed inward. This is a structural issue that can progress to wall failure. Any horizontal crack in a foundation wall needs immediate structural engineer evaluation. Stair-step cracks follow the mortar joints in brick or concrete block walls in a stair-step pattern. They are common in older masonry construction and often indicate differential settling or soil movement. Their severity depends on width, displacement, and whether they're active (still moving) or stable.
Width and Displacement: The Two Severity Multipliers
Beyond direction, two additional variables determine severity: Width: • Hairline (less than 1/16 inch): almost always cosmetic or minor settling • 1/8 inch: worth monitoring; evaluate for active movement • 1/4 inch or wider: significant; structural engineer evaluation warranted • Progressive widening (crack is actively growing): urgent; evaluate immediately Displacement: run your finger across the crack. Is one side higher or lower than the other? Displacement indicates the two sides of the crack have moved independently — not just apart, but in different directions. Displaced cracks are more serious than simple separations of equal width. Active vs stable: a crack that has been the same size for 20 years is a different situation from one that's grown 1/4 inch in the last 6 months. One way to check: have a home inspector or structural engineer mark the ends of the crack and monitor over 3–6 months. A crack that hasn't grown is likely stable; one that has grown needs intervention.
Red Flags Beyond the Cracks
Foundation problems often manifest in symptoms throughout the home, not just in visible foundation cracks: Doors and windows that stick or won't close properly: foundation movement causes the door frames to rack out of square. Doors that worked fine and now suddenly stick, or double doors with a gap that's grown, are signs of foundation movement. Cracks above door frames and window corners: drywall cracks radiating diagonally from the corners of doors and windows are classic signs of foundation settling. One or two small cracks in an older home are normal; multiple cracks, wide cracks, or cracks that have grown suggest ongoing movement. Sloping or bouncy floors: floors that noticeably slope (visible with a level) or feel springy or "soft" underfoot indicate either foundation settlement or subfloor/structural issues below the floor system. Gaps between walls and ceiling or floor: separations that have opened between the wall and the ceiling, or between the baseboards and the floor, indicate differential movement in the structure.

What foundation cracks are serious?
The most serious foundation cracks: (1) Horizontal cracks in concrete block or brick basement/crawl space walls — indicate lateral soil pressure pushing the wall inward; potential structural failure. (2) Wide cracks (1/4 inch or more) regardless of direction. (3) Displaced cracks where one side is higher or lower than the other. (4) Actively growing cracks — have changed size in recent months. (5) Bowing or leaning walls. The least serious: hairline vertical cracks in poured concrete less than 1/16 inch wide with no displacement — normal concrete shrinkage and settling.
Should I worry about cracks in my foundation?
It depends on the type. Hairline vertical cracks in poured concrete under 1/8 inch wide with no displacement are normal in the vast majority of homes and don't require repair, just monitoring. Horizontal cracks in any foundation wall, cracks wider than 1/4 inch, or cracks with displacement (one side higher/lower) warrant a structural engineer evaluation ($300-$700). Don't rely on a general home inspector's assessment for significant cracks — they provide a general overview; a structural engineer provides a professional engineering opinion.
