Cost Comparison
Per square foot to build: Barndominiums typically run $150–$250/sq ft finished for standard to mid-grade quality. Comparable stick-built custom homes in the same markets: $200–$350/sq ft. The cost advantage for barndominiums is most pronounced for large, open-concept builds (2,500+ sq ft) where the wide-span post-frame structure is most efficient. Note: both numbers are finished, all-in costs including foundation, shell, and interior. The cost comparison must also include site costs (land, prep, utilities) which are similar for both.
Financing and Appraisal: Where the Difference Is Largest
Traditional house: abundant comparable sales in most markets means appraisal is straightforward. Standard financing products (conventional, FHA, VA) available with normal qualification criteria. Refinancing and resale financing are uncomplicated. Barndominium: limited comparables require the cost approach in most markets. Construction-to-permanent loan is standard. Refinancing and resale may face appraisal challenges unless the local market has a track record of barndominium sales. Lender pool is smaller — not every lender finances barndominiums.
Resale and Lifestyle Comparison
A traditional home sells to the broadest possible buyer pool — virtually any buyer in your price range could potentially purchase it. A barndominium sells to buyers who specifically want or are open to that property type — a growing but still smaller segment in most markets outside of rural Texas and similar areas. Lifestyle: barndominium owners typically value the open floor plan, high ceilings, workshop integration, and distinctive aesthetic. If these appeal to you, a barndominium is designed around them. A conventional home can incorporate some of these elements but is typically more constrained by standard floor plan conventions.

Is it better to buy a barndominium or a house?
It depends on location, lifestyle preferences, and how you value the trade-offs. Barndominiums offer: lower per-sq-ft cost for large open builds, distinctive aesthetic, workshop integration, and high customization. Traditional homes offer: broader buyer pool, straightforward appraisal and financing, more comparable sales for value benchmarking, and more conventional resale. Barndominiums make the most sense in rural markets where the property type is understood; traditional homes make more sense in suburban/urban markets where the barndominium buyer pool is small.
Can you convert a barndominium back to a traditional home sale?
A barndominium remains a barndominium regardless of interior finishes. You cannot convert a post-frame metal structure to a conventional stick-built classification for appraisal purposes. However, as the barndominium market matures and more sales occur, appraisers in high-interest markets (rural Texas, Sun Belt states) are finding more comparable sales, making the valuation process more similar to conventional homes in those areas.
