The ITIN: What It Is and How to Get It
Most Mexican nationals buying US property without a US Social Security number will need an ITIN (Individual Taxpayer Identification Number) to: (1) Apply for a US mortgage through lenders who offer ITIN loan programs. (2) File US tax returns (Form 1040NR) to report rental income or property sale gains. (3) Open certain US bank accounts. Obtaining an ITIN: file Form W-7 with the IRS along with a certified copy of a Mexican passport. Processing takes approximately 7-11 weeks. See: ITIN for Foreign Buyers Complete Guide.
ITIN vs SSN for Mortgage Qualification
An ITIN is NOT a Social Security number and does not confer work authorization. ITIN mortgages are available through specific lenders who serve foreign national borrowers. These lenders accept ITIN in place of SSN and Mexican income documentation in place of US tax returns. Down payment requirements are typically 25-30%.
ITIN and Foreign National Mortgage Programs
Mexican buyers without US credit history have two primary mortgage paths:
| Program | Down Payment | Income Docs Accepted | Rate Premium |
|---|---|---|---|
| ITIN mortgage (US lender) | 25-30% | Mexican RFC/CFDI, bank statements | 0.5-1.5% above US-resident rates |
| Foreign national mortgage (US lender) | 25-30% | Foreign income docs translated and certified | 0.5-1% above US-resident rates |
| All-cash purchase | N/A | No income qualification needed | No financing cost premium |
Own Luxury Homes®’ connects Mexican buyers with lenders experienced in ITIN and foreign national mortgages.
Mexican income documentation accepted by ITIN lenders: (1) RFC (Registro Federal de Contribuyentes) tax registration. (2) CFDI (Comprobante Fiscal Digital por Internet) electronic invoices for self-employed. (3) Constancia de Situacion Fiscal from SAT showing tax status. (4) Mexican bank statements, 12-24 months. (5) Employment letter from Mexican employer with salary in USD equivalent.
The E-2 Treaty Investor Visa for Mexican Buyers
Mexican professionals and business owners who want to work in the US alongside their property ownership may consider the E-2 Treaty Investor Visa. The E-2 visa allows Mexican nationals (Mexico is an E-2 treaty country) to reside and work in the US based on a substantial investment in a US business. E-2 is NOT an immigrant visa; it does not lead directly to a green card. However, it allows legal US residence and work authorization while the investment is maintained. E-2 visa holders in the US are NOT foreign nationals for many mortgage qualification purposes and can access standard US mortgage programs with lower down payments.
All-Cash Purchases by Mexican Buyers
Mexican buyers are among the highest all-cash purchase rate of any buyer nationality, particularly in Florida and Texas. All-cash purchases avoid the ITIN mortgage complexity entirely. Mexican buyers with offshore US dollar accounts (Miami, Houston bank accounts) or with funds already held outside Mexico often prefer cash. OFAC and AML compliance is required regardless of whether the purchase is financed.

“The Mexican buyer who needs a mortgage has two real options: ITIN loan with Mexican income docs, or foreign national loan. Both work. Both require preparation. The ITIN takes 7-11 weeks to get. I tell every Mexican buyer who wants to finance: start the ITIN process before you start the property search.”

Frequently Asked Questions
What is an ITIN and why do Mexican buyers need it?
An ITIN (Individual Taxpayer Identification Number) is issued by the IRS to non-resident aliens who need a US tax ID. Mexican buyers use ITINs to apply for ITIN mortgage programs and to file US tax returns on rental income or property sales.
What Mexican income documents do US ITIN lenders accept?
RFC registration, CFDI electronic invoices, Constancia de Situacion Fiscal from SAT, Mexican bank statements (12-24 months), and employment letters with USD-equivalent salary figures.
Can a Mexican buyer get an E-2 visa to live in the US with their property?
Yes. Mexico is an E-2 treaty country. The E-2 visa requires a substantial investment in a US business (typically $150,000+). It is not an immigrant visa but allows US residence and work authorization.
"The introduction Own Luxury Homes® makes is to a specialist with documented closing history in your specific market — not the county, not the metro, the submarket you're actually selling or buying in. That's the standard we verify before your name goes anywhere."
