Common Title Issues in Luxury Real Estate

Prior Liens and Encumbrances

Mechanics’ liens from contractors, old tax liens, HOA liens, and judgment liens can cloud title even if the underlying dispute was resolved years ago. A title search before listing surfaces these so they can be paid, released, or bonded over before any buyer is involved.

Gaps in the Chain of Title
