Every Florida primary homeowner qualifies for the homestead exemption — but most underestimate how valuable it actually is. The exemption is not merely the widely cited "$500 per year savings." In high-millage counties, the combined effect of the $50,000 exemption plus the Save Our Homes 3% assessment cap can save a homeowner $3,000–$15,000+ per year by decade two, compared to renting an equivalent property or purchasing after the exemption begins compounding. This Index shows the true dollar value by county, hold period, and purchase price tier.

The Filing Deadline Is Non-Negotiable

The homestead exemption must be filed with the county property appraiser by March 1 of the year following purchase. A buyer who closes in June 2026 and fails to file by March 1, 2027 does not receive the exemption for the 2027 tax year — and forfeits an entire year of savings, plus one year of the SOH cap compounding from the baseline purchase price.

The filing process: appear in person at the county property appraiser’s office (or in many counties, file online) with your deed, photo ID, proof of Florida driver’s license, proof of Florida vehicle registration, and Social Security number. Processing time: same day to two weeks. Cost: free.
