Timber Land as a Dual-Return Asset

Productive timber land generates returns from two sources: (1) Biological growth: trees grow whether or not you actively manage them. The annual biological growth rate of productive timberland (3–6% per year in managed pine) is a passive return with no management required beyond allowing time to pass. (2) Harvest income: when timber is harvested (selectively or by clear-cut), stumpage payments are received based on timber volume and species. (3) Recreation and hunting: timber land often has significant hunting value that can be leased separately from the timber rights.

The Timber Cruise: Non-Negotiable Pre-Purchase

Before purchasing any timber land, commission an independent timber cruise — a professional inventory of the standing timber volume by species and grade. The cruise report will provide: board feet or tons of sawtimber by species, pulpwood and chip-n-saw volume, estimated stumpage value at current market prices, and growth projections. Without a timber cruise, you are buying land without knowing its primary value. A Registered Forester (RF) or Certified Forester (CF) conducts the cruise. The cost ($5,000–$20,000+ depending on acreage) is paid by the buyer before closing.

Primary Timber Markets

Southeast (loblolly pine): Georgia, Alabama, Mississippi, South Carolina, and East Texas. Managed pine plantations on 25–30 year rotations. Proximity to paper mills and lumber facilities determines stumpage prices. Lower per-acre cost than Pacific Northwest but fast rotation. Pacific Northwest (Douglas fir, hemlock): Oregon and Washington. Higher per-acre value, longer rotations, premium lumber grade. Significant regulatory environment affecting harvest. Northern hardwoods (maple, oak, cherry, ash): Michigan, Wisconsin, Minnesota, Pennsylvania. Longer rotations, higher-value furniture-grade lumber. Recreational hunting value often exceeds timber value.
