(1) Tenant lease timing: if the land is cash-rented, the lease terms dictate when the tenant must vacate or when the lease transfers. Most farm leases require 90–180 day notice of non-renewal. Selling mid-lease to a buyer who wants to farm it themselves requires lease termination coordination. (2) Crop timing: selling a row crop farm between planting and harvest creates questions about crop ownership. The purchase contract should specify whether the growing crop conveys to the buyer or is harvested by the seller. (3) Hunting lease timing: existing hunting leases may convey to the buyer or require termination. Specify in the contract. (4) Season of listing: ranch listings in the spring (when buyers can walk properties in good conditions) typically achieve better results than fall or winter listings.
